Zenith Properties NW, LLC

We hired Zenith to manage our house in Battle Ground. We were charged an additional 2% fee per month because we were 16 miles from their office. We live on the east coast and had to trust that Zenith was doing it’s job. When we traveled to WA to check on our property, we found that Zenith had not been caring for our property in the manner they agreed to. The property was trashed! The tenants built a fence that was concreted into the ground, they tore out our rose bushes, broke into the owners space above the garage which we paid Zenith to secure and had 2 large dogs on the property. One dog was a Mastiff, there was a 15 lb. weight limit in our contract but Zenith allowed a dog over 100 lbs. to live in our house. Then, when the tenants moved out and we placed the property for sale through Zenith, they did not check on the house after other realtors showed it. Someone left a faucet on and we received a $600 water bill. Zenith, rather than taking responsibility for their negligence in checking on the property, not only took the $600 out of our owners account, they charged us an additional $100 for their “maintenance” people to verify that there was no leak. The water bill was due to negligence, not a leak. Do not trust your property to this business. They are not trustworthy.

For the past 5 years Zenith has been providing excellent services in fully managing the rental of our house in Lacamas Shores. First with Denny and more recently with Brittany, I have been very favorably impressed with their overall diligence and expertise, plus timeliness in handling all maintenance needs.

We had a great interview with Denny Miller who explained all the services Zenith Properties offers as  property managers.  We listed our home that day and it was rented within three weeks.  Their service has been great .

This all took awhile.  In Apr, our existing tenant informed us that he would be moving at the end of May so we began to search for a rental management company,  After interviewing 3 potential candidates, we selected Zenith Properties NW.  We went through all of the paperwork and I was ready to sign the contract when our tenant informed us that the place he had lined up fell through and asked if he could stay till the end of Jul.  We agreed.  When we told Zenith, they told us that when we were ready to proceed to let them know.
Our tenant moved out the last week in Jul.  I called up Zenith and met with the maintenance supervisor who let me know what it would take to get the rental unit ready.  He gave me a couple of options that could save us some money.  We did all the painting in the unit and saved $1,000 and we appreciated that.  It took a couple of weeks to get all of the tasks complete.  When the unit was ready, Zenith sent someone out to take photos and video of the unit as part of the on-line advertising strategy.
From the time the unit was ready till a new tenant moved in was a little over a week which is great.  I didn't have to worry about the advertising, tenant screening, or coordinating with the contractors who performed work on the unit.  And given Zenith's maintenance policy, I believe that the $1,700 spent to get the unit ready will turn out to be money well spent.

We rented a house with Zenith Properties recently and have just had a lovely experience with them.  We had been looking for the right house for a while, and one came up on their website, we applied for it, got approved, and were moved in by the next week!  Any questions we had were answered very quickly and everyone is so friendly and knowledgeable there at the office.  Many property management companies feel sleazy, but at this one we felt right at home.  I would definitely recommend Zenith Properties for anyone who is renting or who needs a property manager.  They are top of the line!
