April 7th project is still not complete. We started the True Built process in December 2017 with Traci. She was great. Unfortunately things went down hill from there. We rapidly completed our plans and selections and had our permits back and approved by April 2018. TBH could not get us on their pre-construction schedule until May, at which time we were told things would go. Our excavator had done his work by pre-con as we had been instructed, yet TBH made us wait for another month and a half before the foundation was poured. Note that the TBH timeline does not start until the foundation is poured. Ok, so 210(not 180 days like you are led to believe) days from June 18th was January 14th 2019. It is now February and we still have paint, trim, floors, electrical, plumbing, and tile not completed. Our move in date keeps getting pushed back further and further into March. (Friends of mine poured their foundation May 1 and moved in October 27th for reference). I rarely write reviews, I think one positive and one negative in my lifetime, but after seeing all these 5 star reviews for such an unorganized, dishonest company, I feel obligated to let others know True Built Homes is dreadful. I have a ton more details and will continue my review as we finish up, but let me just get it out there that to pick another company if you are building a home. This is not our first build, as we built an ADU in Portland where the permitting process will make you want to pull your hair out, so we are versed with the horrors of construction. By the way, we'd give our Portland contractor, Shelter Solutions a +5 star rating, they were great! TBH has made the home building process a complete nightmare for us and I want to spread the word. 2nd post We tried for a month to have TBH repair the upstairs subfloor after their design team neglected to make provisions for the HVAC raceway to the furnace in the garage. These are their responses from email: "We got word back from the engineer that nothing can be done due to moving the garage forward and adjusting the hvac chase. It is engineered so it is structurally sound." And, "There is nothing we can do about the floor. The way they removed the floor is the only way we could remove the floor as it is glued and nailed to the floor joist. It has passed all inspections and is the best solution with the garage and chase placement. I've spoken with (name deleted) your inspector about the floor and he agreed with us on the issue. I would like to move on to insulation next week and then on to drywall." And this from me: "The spongy floor may be engineered to not be spongy, but the joist that had to be ripped out damaged the subfloor enough to cause the engineering to fail. The solution of not doing anything is not acceptable. I doubt that the rework would pass inspection." And this from me after they told me it passed inspection and they talked to the inspector: "I will be sending this video to (name deleted)on Monday to ensure he has seen the floor issue that he is signing off on." The link shows the structurally sound engineering: [*** Link removed ***] Turns out they installed 24" rated subfloor over a 30" joist span. It took TBH longer than 45 days, but they did rework the floor support and make it so it passed inspection. Boy did we have to fight on this one. Inexcusable. And in that 45 days, nothing happened as far as construction in the house. But, the roof did start leaking and continued to do so for the next 33 days. The wet HVAC insulation remained for more than 50 days before it was removed and changed out. Check out my complaint to BBB dated 3-2-19.
