During the initial site visit and work scope discussion, a conversation was had regarding Kailua's ability to work under an overhead trellis and vine above the path to the job site. On the day work began, Kailua stated the trellis and vine must be moved, which resulted in the vine being damaged. Each time a schedule was submitted, it was not followed. Over the course of the project, work was rescheduled 7 times with widely varying excuses/reasons. Workers frequently stepped on & damaged plants surround the job site, cleaned concrete off tools on the Homeowner's lawn damaging grass, and left paint residue on grass. Kailua came to work unprepared without a pressure washer needed for sand finishing process.
Part of the project included replacing a single back door step and removing/reinstalling of it’s handrail. The size of the step was changed, without Homeowner notification, so it’s handrail would no longer fit. Kailua proposed a solution involving handrail cutting and welding a new baseplate. The Homeowner made an unscheduled inspection to find the handrail had been cut to an incorrect dimension. Kailua was preparing to install an un-level handrail. Kailua stated they install “un-level” frequently. The Homeowner rejected un-level install. Kailua absorbed the cost to cut new pieces and rewelded for a correct and level fit. The handrail was painted a different color without consulting the Homeowner.
Concrete cracked 24 days after pouring.
Project communication was done through unprofessional & vaguely written text messaging.
