They refused to get into the attic because of a box of personal belongings was stored at the access hole. They claimed the crawl space was full of water so the would not go under the house either. The next day I went down there and could not find any water. After I moved in I noticed on the back of the house in the ?truss tails? where the bath fan was vented out, it was covered with black mold. This could not be missed if you were looking up from anywhere in the back yard.

"Personal belongings restricted a visual inspection of the home, including many items stored at the attic access. Home inspectors are not required to move personal belongings. The client was provided with a digital image of the standing water in the crawl space as part of the report. The report did not claim that the crawl space was 'full of water'. Mildew on the exterior of homes, especially near ducted vents, is common in the Northwest and the cleaning of it is considered normal homeowner maintenance. A home inspection is intended to report on conditions which would impact the client's decision to purchase the home."
