Most owners prefer a "hands-on" approach to property management where they cater to the property needs and repairs. We are here to support owners in the way they would like their properties managed. NRB LLC managed my property in Auburn, WA for just over seven years. During that time, they proved time and again that I could count on them to handle everything from small daily matters to the important function of vetting tenants. We ended our association when I decided to sell my property, but a part of me wishes I could buy another just to continue working with them. Randy is personable, helpful, and most importantly, very good at what he does. Whether working with a property owner or potential tenant, he is thoughtful and very responsive to any questions or concerns that might arise. After meeting Randy, I immediately was confident in turning the property over to his team. They handled several last minute upgrades and issues that were required to prepare the property for rent and had it ready and leased within 3 weeks – during the holidays! From that point on, the property was continuously leased, having had only 3 tenants over 7 years, being vacant for no more than a couple of weeks between tenants. I attribute this to their ability to find excellent, long-term tenants and for being very proactive when a lease was about to end. Over the course of seven years, there were inevitable maintenance issues to handle. Randy’s team would send an email, requesting permission to take action, and then just handle it. I was made aware of any concerns along the way and felt their contractor bills were fair. When I decided to take care of a potential issue between tenant leases, they worked with me to make it happen and gave me complete access to work directly with their contractor during the process. During this time there were also numerous COA notices to be provided to the tenant, actions that needed to be handled, and NRB was always on top of it for me. I could forward any notification and be assured that it would be taken care of promptly. Because of this, there were no issues of non-compliance between the tenant and the COA, taking away another potential challenge when renting a property. Finally, when I decided to sell the property, NRB was at the top of their game again. They moved quickly to take care of last minute issues finalizing the last lease so that the property could be put on the market with no delay. As a result, the property was on the market and sold in less than a month. I couldn’t be more pleased with how NRB handled my rental property and would use them again without hesitation.

My family has utilized NRB for the past 3 years for managing our property while stationed overseas. After meeting Randy and his team in person, I didn't bother talking to the other companies I had lined up that day. They are personable, responsive and are more than capable of getting the job down.
My family and I had to leave the PNW due to military obligations. Within a couple weeks of advertising NRB had our house rented out at a fair value (this was not an investment property and selling would have been a $50K loss). They found us a tenant and always kept renters in the property. This was important for us due to the fact that

I have never had an issue with NRB's service. I couldn't be happier with the service provided to date.

Couldn't be happier with the way NRB manages my property. I have zero worries about it. It has never been vacant for more than 2 weeks and all my payments are prompt. Any questions or concerns I have are addressed rapidly and at or above my expectations. I never feel out of the loop on anything. I sit back and receive a payment every month with no intervention. Great work for a competitive price.

NRB has managed my rental properties for a number of years and provides incredible customer service. I know my properties are in good hands with NRB managing them. They provide regular inspections and anytime there is an issue, I am contacted right away. Tenants stay in our properties so our vacancy rate is extremely low. The times we have had to fill a unit, NRB is quick to find a new tenant. I am so impressed with Randy and his team and highly recommend them to others on a regular basis.

Randy Schell, owner, was quick to respond. Once he had me set up with the contractors to repair the rental house his professional staff took over. They were also quick to respond to any needs of the tenant and the landlord. Highly recommended property manager in the McChord/Fort Lewis Area.

I have been a landlord for almost twenty years and have always gone with finding tenants on my own. I gotta say it took a lot for me to decide this time around to use a property management company. I can't say enough good things about Randy and the NRB team! From the very beginning of speaking to Randy, he kept my mind at ease and allowed me to just let him take over the hard stuff. NRB was available to help every step of the way, and made sure my rental had all the work done prior to showing. Randy's confidence and expertise in the field is very impressive. One thing NRB did do. Find a good tenant. However, every other aspect of their service was incredibly inadequate.
1) If your tenant has pets they want 50% of the NON-REFUNDABLE deposit. In other words they get paid 1/2 the money that is to go towards repairing pet damage.
2) Our first year with them, we asked for a simple statement to outline credits and debits (rent and services rendered) for tax purposes. They said they didn't usually do that but they could accommodate the request.??? ITS REQUIRED FOR TAXES.... but it gets worse...
after they were weeks late on getting it to us, I called to explain that my tax appt was nigh and I really needed those documents... her response? and quot;Well, I have time to either collect rent or send out your docs, which do you want??and quot;... Really?
3) I almost never got a call back and their response was always and quot;We're experiencing some changes in staff and stuff gets missed.and quot;
4) When I let them know we would finally be canceling services since their service was not really cutting, they told our tenant and quot;We were not on good terms with themand quot; Upon talking to our tenant she told me that NRB told her things circumstances were uncertain for continuation of their rental agreement. Thus, our tenants we're scrambling to look for another place since they didn't understand that we were canceling our property management agreement and not our lease agreement. I would never recommend them.
5) And finally, what exactly that $140 a month was paying for I may never know.
I am however relieved to see that others have been happy with their service and that my experience was evidently not the norm.
Also, as of 2013 it is now their standard procedure to send out statements every January for tax purposes.

After we decided to hire NRB to manage our rental property they quickly helped us get the property ready for rental. Randy gave us advice on common practices that are appealing to the greatest number of potential renters. He also referred us to a cleaning crew that he uses in order to do a deep clean on our home.
The staff at NRB had our home advertised for rental very soon after it was ready to be rented. The process was much faster than we had anticipated. The day after it was advertised we had a potential renter who was very eager to put a deposit down on our property. We were actually doing a home inspection on our new home when Randy from NRB called to schedule a viewing. We signed a rental agreement later that evening before we closed on our new place!
Their prices are are also better than most other companies that we had considered.

We met with Randy at NRB when we were considering converting our home into a rental home. We were very impressed by his professionalism and knowledge. It was easy for us to select them to manage our home. They found 4-6 potential renters in the first week of the advertising the rental. We had tenants within a month. We have been using them for 8 months. NRB not only has some of the best prices in the area for property management, but are some of the nicest people to work with. I recommend them to all my friends.
