Tom came highly recommended by my real estate agent. I came to see why. Scheduling with him was a breeze over the phone. I drove up to the property on-time, but Tom was already there and greeted me with a warm handshake.
The inspection was thorough. As he went through the grounds and house, he took time to take pictures and explained to me the good and problematic areas of the property. He had a moisture meter on hand and tested multiple areas in the basement. The house is a 30+ year old and has seen some neglect in recent years. The inspection took a total of 4.5 hours. It was difficult for me to remember and absorb everything that I saw and heard. But Tom spent the last half hour summarizing what reviewing with me the pictures that he took and what corrective measures are needed. He was showing us the pictures that he took during the inspection. This was very helpful. He was also very good at answer my questions in ways that I can understand.
Topics covered: electrical, exterior drainage, septic tank, asbestos, lead paint, HVAC, insulation, pest and insect, water heater, dead and dying trees, windows, plumbing, fireplace and chimney...too many to mention...
The final inspection report came in the form of a 34 page pdf, completed with pictures, links to CDC, EPA, other regulatory sites, as well as repair product sites where appropriate.
It was a very good experience overall. Looking forward to close the deal on the house and move in soon. I would recommend Tom to any of my friends.
