He has a couple different tiers of reports that you can receive, and he didn't try to "upsell" me into the more expensive report. In fact, he said that I didn't need it because the property was in such good condition. Given the budget I'm working with, I really appreciated that honesty.
It was a fantastic experience and I'd definitely use him again!
After hearing many stories about friends who had inspectors who missed important items during the inspections, I'm so happy I had such a thorough inspector for my house. After 2 years in the house, nothing has turned up with the house that Darrell didn't notice on inspection day.
I learned a lot during this inspection process and the level of details provided was excellent, Darryl was able to prioritized the requested work and even advice on the complexity of needed fixes which helped me a lot in my negotiation with the sellers.
Darryl is honest, reliable, very professional with true respect to the profession. He takes his job seriously and was accurate in his observations.
I highly recommend him for your next home inspection!
"Member paid $300, not the $400 he reported; I am looking at the paperwork now, and $300 is my normal condo fee. I could have provided a typed report with pictures, but Member chose the handwritten report because he did not want to pay the extra fifty bucks. He then complains that the report was short, but does not identify or infer that anything was missed, overlooked, or reported inaccurately in the inspection or the report. Member believes I did not validate the electrical system thoroughly, but ironically in this condo I found that the washer, electric water heater and electric dryer were connected to the same 240v circuit! This is a fire hazard. I also noted that the GFCI's were wired incorrectly in the kitchen, and that there were no smoke detectors. All these electrical issues were noted in the report clearly with the recommendation to have an electrician repair them. I inspected the wiring, breakers, and panel box after removing the panel cover, tested outlets for polarity and grounding, tested all lights, appliances, fans, and GFCI's, exceeding state requirements and industry inspection protocol. He was wrong about the price he paid, didnt have any problem with my attitude, timeliness, knowledge, or professionalism. No errors were made. So I am confused. Maybe Member feels I worked too fast and efficiently? He was paying me for knowledge imparted on a fixed fee, not by the hour. There are many other less experienced home inspectors here on Angie's List who use software driven report styles full of check boxes, boiler plate and disclaimers, the meat of the report lost in the BS, and take eight hours to complete an inspection. Maybe that's who Member should call next time?"
