PR is very experienced and detail oriented. They are very knowledgeable in the Seattle Market and were able to provide comprehensive service from advertising to turn-key for the p-tenants. Be very mindful of the cost of the contract, while competitive you have to actively engage your agent to ensure they understand your desires. Aside from that they are a wonderful asset when you are far away from your home.
Go with PR - and expect a relationship that is mutually beneficial.

Replacing the bad agent cost tens of thousand in lost rents. From 2006- 2008 passed before any attention was paid to filling empty units. As owners, we were distracted by a family emergency and relied on Philips to make sure the property stayed full. As owners, we identified the bad agent and insisted Phillips make filling the empty units a priority. Things may have stayed the same had we not insisted on action.

We are very please with how the building is being managed. It is nice to not be hearing complaints from tenants, which happened with the prior management company. Their pricing is also much more reasonable than that of the prior company. We use their sister company, Phillips Residential Group, for our smaller triplex in Seattle.

We have been very pleased with how the management has been going. The units are kept occupied, the tenants are not complaining to us (as happened with the prior company we used), and all the maintenance issues are being handled for a reasonable cost (unlike the exorbitant costs from the prior management company).
