I called Pacific Exteriors and met with David. I told him I was on a budget and want to replace the siding that needs attention right away. We walked around the house and I pointed out siding issues that I knew of and he thoroughly inspected each wall/section of the house. He also explained what signs I should look for to determine if new siding is needed. This made me confident that they were going to do the job correctly. Then it started to rain really hard so David told me to go inside and he will take measurements to write up an estimate. After a short time, he had a full estimate ready to go. He went over his observations of the siding and explained why he thought some walls had to be replaced right away and why other walls were still in good condition for awhile. He gave me options and allowed me to decide without any pressure. This is when I knew I was dealing with an HONEST company. The siding turned out great and now my house looks brand new! Pacific Exterior made the process easy and they made me feel cared for.
To date: we are waiting until spring to complete the job.
The "finished" parts: All the prep work, the garage, the west and north sides of the house. The dark primer and mis-placed caulking shows through the white paint. The brand new, unfinished wood, people door, to the garage was painted with flat paint, and shows heavy stipple, and paint marks/streaks all over. Caulked weep holes shut ..... all on the short list:
The unfinished parts: The house doors and door trim were not done, as it's too late in the year. The south side has one coat on body, and one coat on the trim. The east side was scraped down to mostly bare wood, so the whole side is primed, but not painted.
The sub-contractor painted when he was told by us and a neighbor that it was too late in the day to be painting. The next morning we had paint white paint along the full length of the front and back of the house. They came out and powerwashed the Treks decking, but there are still some spots on it (and one very small spot got damaged).
The worst of what was done: In late August we had professionals install 9 new, factory ordered, custom Milgard Ultra Fiberglass windows -- white, factory baked-on paint. Not cheap. We asked that the windows be left alone! Multiple times. They got dark primer on the white fiberglass. They they not only caulked the fiberglass, they put so much caulking on that they plugged the weep-holes shut! The windows still had factory stickers on them. We had the pros who installed them come out an redo all the caulking and open the weep holes (vcp used the wrong stuff for fiberglass!). To us, it's a no-brainer -- new replacement windows, installed by professionals who know how to caulk them -- Do..Not..Need..Caulk. Period!
They got caulking in/on places that don't get caulked. The caulking they use yellows, and to date has not fully set in places.
Per Steve, it would cost us approximately $1,800 more because sanding was "not in the contract". There was never any mention of sanding during the sales pitch. We always figured sanding was standard industry practice. No feathered-in edges. No light pre-sanding of a glossy surface.
On cedar shingles they did not use a wire brush going with the grain, they used another tool going against the grain. In some spots that left gouges on the shingles. This tool left "hairs" that stick straight out from the siding when they used the roller. We were told by Rick that our shingles would be back-brushed down, not rolled -- but that was "not in the contract" either.
The roller they used must have never been changed or cleaned properly. There are stipple marks all over the trim, and glops of semi-dried paint that deposited in places.

We'll be having the cedar shingles replaced on the east side of the house in a year or two with new cedar shingles. No, we won't be using Pacific Exteriors - their contracts don't cover everything -- nor do they offer up the different options for quality work versus sub-par options. Sub-par is what we got our exteriors painted with.
