The staff was not responsive to either the owner of the tenants.  Phone calls were never returned.  E-mails were never answered.
They were chronically unable to follow through on maintenance work.  Maintenance requests seemed to go into a "black hole" and never get done.  Some of the work that was done was poor quality, bad enough to generate complaints from the tenants.  The projects were full of confusion and miscommunications.  They refused to supply invoices for work done by their handyman.
Their communications were poor on multiple levels.  Forms were filled out incorrectly, leases were not signed on time, and their memos raised more questions than they answered.
They didn't do what they said they would do:  They said they would notify me in advance of any work that would be over $300.  They repeatedly failed to do this.  The first I heard of it was when it showed up on my monthly statement.

"Excellent customer service is our goal every day for our clients since we began our Property Management Company over 20 years ago. We have staff devoted to taking care of the needs of our clients and their tenants during normal bushiness hours , in addition to 24 hour seven days a week emergency cell phone coverage. This is not a call to a remote answering center,you will always reach a staff member to take care of your concerns. When there is a major repair project our clients are always given bids to approve the work. This client was given a total of 5 bids in addition to e-mails and phone calls regarding the work, this took place over a one year period. The client choose not to have the work done. This is why the tenants continued to complain, the tenants were informed that the property owner was reviewing bids. The client did approve a minor fix for this project after our office spent over one year trying to get a response from the client. I understand that this client is also unhappy about $660.00 in repair bills. This represents three separate items of work that were done at the property.There were necessary repairs to maintain the property not cosmetic work(new carpet etc.) Owning rental property has risks and rewards. Our job at Koss Property Management is to work to limit risk and maximize reward(cash flow). We work very hard to find the best vendors and get the best value for the work done on behalf of our clients. As always we look forward to providing the best possible service and maintaining our clients valued confidence."

Person talks really well, enough to make you think they are trustworthy.  I asked for references and never recieved them, they also over charge for basic service and are not flexible with terms.  Does not seem to care if they are recommended on Angie's List or not.

My tenants decided to move out. I hired her to change the tenants and manage the property. It is an older house and needs constant maintenance. It has been a little bit of a disappointment. She did get me good tenants but she does not respond to me. She recommended that I put new double paned windows in. She forgot about it. When they came for the appointment for the windows, they could not trace her. They said that she was the worst property manager that they have worked with. She would not answer their calls to schedule getting the windows put in. That was very disheartening. Finally they gave up on her. They went through the new tenants who were just moving in that day. They said that the tenants were very good. They set up a time. They were thrilled to get the new windows. It is kind of hit and miss when I have problems that I need to write to her about. I need other issues sorted out. She has not responded to my e-mails. The tenants moved in 4 months ago. I need to change the utility bills to the tenant?s name. I e-mailed them and called them. They say they will do it but nothing gets done. I will give her a year. She may have other redeeming qualities. I have to check if her statements are on time and accurate. I used a handyman who was good. I would recommend him. He did excellent work. However, his billing was not correct. There was a math error of about $200. I pointed it out to the property manager and requested her to correct the math error. I wanted it accurate. They did not get back to me on that. Their response was to be angry at me and say that I was refusing to pay the bill. I told them that I did not want to pay until it was accurate. They did not get back to me. So I sent them the money minus the amount of the math error. I requested them to correct the error and if they still felt that I was wrong, I would send them the rest of the money. I have not heard about it. I would expect her to correct a math error on a billing. I don?t see why she should get angry with me and accuse me of not paying. I told her that it was in my budget to pay her. My dealings with her, prior to that, had been totally honest and there was no need for her to be angry and accuse me of not wanting to pay. I will see how it will go for the next 6 months. On Angie?s List, they were rated the very top company in Seattle for property management. That was why I chose her. She teaches courses on tenant selection. She does a lot of public speaking. She is the president of some professional organization. She looks very good on paper. When I interviewed her, she gave me a list of clients I could speak to. I interviewed about 10 of her clients; property owners whose property she manages. I understand that she would have given me names of the most successful ones. They were very forthcoming. They told me that she had some quirks but basically she did a very good job. However, I am not thrilled with my dealings with her.
