John Gilmore/Amerisave

We had been trying to refinance out of our FHA 5 yr ARM for about a year off and on as rates moved around. We had gone to our existing mortgage company and local banks looking for a good rate with low cost. In December we were ready to close with another lender into a 15 yr FHA fixed and all the sudden they discovered we did not meet the improved net payment needed to allow the streamline refinance. FHA requires no appraisal on streamline BUT the new payment must be lowered by a certain percentage. We had thought that getting out of the FHA ARM into a lower rate fixed was all it took. I had emailed John Gilmore at Amerisave previously to see about rates and his were just as good but decided to stay local and use the same originator that we had when we bought the house. After the December failure we applied with Amerisave. We are prone to use small companies and Amerisave is a large one, available in many states. This had kept us from using them originally. My experience though was as if John was a neighbor. He was thoughtful, responsive and professional. We kept waiting for a problem he couldn't resolve but it didn't happen. We closed 2 weeks ago so we have not yet gotten the refund from our Mortgage insurance or final statements but if all goes as it did through out the process we will be more than satisfied. The 7000.00 included new mortgage insurance escrow etc... One note, we would find and use a local Title company and escrow. The default company we used did not have the same knowledge or care that everyone at Amerisave did. We would use John at Amerisave again but with a local Title and escrow company.
