We partnered with Jessica Livingston for both a home sale and home purchase in 2020. If I had to summarize Jessica’s performance in three categories they would be: 1) Highly Experienced, 2) Agile Under Pressure, and 3) Excellent Communication. First, from an experience perspective, Jessica did everything in her power to get us the best deal on both the sale and the purchase. She did all her homework, she laid out a very thoughtful strategy/plan, and knew exactly how to handle every single interaction with all stakeholders such as agents, contractors, and government agencies. She orchestrated everything. At the end of the day, due to her strong experience as a real estate agent, we sold for much higher than expected, and purchased for much lower than list price. Second, from an agility perspective, Jessica was able to maneuver very tricky situations under tremendous pressure. Given the global pandemic, we were really unsure if it was the right time to buy and sell a home, but Jessica was ready to take on the challenge with literally a day’s notice. We called her out of the blue, and told her we wanted to buy a house and she was off. We followed her lead on how to get approved quickly, and within just a day or two we had an offer on the table. As people know here in the PNW market, speed and agility is key to success. There is no time to waste when you are after a property in a highly competitive atmosphere – an environment in which Jessica thrives. Lastly, Jessica has a true gift for managing complex information and boiling it down so the layman home buyer/seller can understand. There are so many things going on during a buying/selling transaction, from legal requirements to lengthy contractual obligations, Jessica was able to tell us what everything meant and what the most important takeaways are. No matter the issue, Jessica has an answer, and will make sure you fully understand the issue and provide pro’s/con’s and perspective to everything. All three of these attributes really blended well for a seamless, stress-free, and rewarding experience with Jessica Livingston. Although she demonstrated all of this throughout the entire experience, I’d like to share one particular example that really stood out exemplifying all three attributes in one moment. It was offer review day, the house had been listed and showed for 5 days, and it was time to finally review incoming offers. We had nearly 80 home showings the days preceding, and on offer day we received 15 offers on our home. Jessica’s phone was ringing off the hook, agents were doing everything they could to get a competitive edge against other bidders, coordinating everything through Jessica. She was honest and gave everyone the facts, explaining the competitive nature of the home sale, and what it would take to win. She didn’t miss a beat, and made sure everyone’s voice was heard and followed-up with. Within a matter of hours, she had to compile the complexity of 15 unique offers which included various stipulations, waivers, and assumptions. She had to digest, sift, and organize all of it into a single summary view, and present us with the final summary of our 15 offers later that day. She identified the “Top 3” offers, and although she provided a recommended offer, she didn’t push us to accept anything right away, but rather gave us the facts so we could make an informed decision ourselves. She even gave us the opportunity to review the 12 other offers that didn’t make the cut, despite those offers not being in our best interest. We wanted to make sure everyone had an equal opportunity to have their voice heard, and Jessica respected that. In the end, we went with the best overall offer, which happened to be her recommended choice, and the deal was made. She followed up with every single person who expressed interest, and explained the final outcome. It’s easy for someone to be upset that their offer didn’t make the cut, but Jessica had the facts and was able to explain to everyone why their offer didn’t make it. Once they saw how far they were from the winning bidder, they understood our decision and that was the end of that. Jessica managed all of this for us in a very thorough manner, from orchestrating the sale, to working closely with each individual bidder, and effectively representing us in order to get the best deal possible. It’s easy to say “the house sold itself” in this very competitive PNW market, but this was most certainly NOT the case. Nothing is ever guaranteed, and you have to put hard work in to get a desirable outcome. Jessica put in the hard work, she put a very creative plan together, and her strategy worked! Never in my wildest dreams did I expect so many showings, so many offers, and such a competitive final offer, but Jessica Livingston made it happen. Her experience, her ability to stay agile under pressure, and her excellent communication really shined in this moment, and we are forever grateful for her support in this life changing event.
