All of our people are employess of DJ's Hardwood Floors we do not sub contract out any work. "The only I can respond to this is to share the email I sent to the customer after reading his post: Good Morning Sir: I read your response to the job I did for you this morning and was disappointed that you did not contact me with regard to your concerns. However, I would like to address them with you as best I can. 1. The drops on the stairs, I will be glad to either paint the area on wall where the drops effected or pay for that area to be touched up. I thought it had been protected against that but I suppose not well enough. 2. Concerning the bathrooms I had no knowledge that that were left stopped up. My worker said nothing to me. I suppose that is why more than one was used. The one on first floor had door removed so there would have been no privacy making it necessary to use the one on second floor so I assume when toilet got stopped up the one in bedroom was used. I SINCERELY APOLOGIZE FOR THIS,THERE IS NO EXCUSE!!! I understand your displeasure. I will have a long talk with my employee about need for sanitation and preserving the cleanliness of the customers home 3. I can't do anything about the contrast between the cabinets and the floor. You wanted a natural floor and that is what I gave you. The floor is new and not effected, as yet, by aging and UV rays where the cabinets are at least 16 years old. As far as the unevenness of sheen it should even out within the next 30-90 days 4. Finally, the cost for the wood on the estimate was just that an ESTIMATE. Wood costs change constantly and I have no control over that. That is why I showed you the invoice so that you would see that I wasn't just raising the price on you. However, since you feel that I should have known I will gladly, if you desire, refund you the extra cost of the wood. I wish you to be happy with my work and my company. It is not a good feeling to know that you would not hire us again. Please advise what you would like for me to do at this point Sincerely, DJ"
Don't give more than a 10% down, only for materials - DJ's requests half the cost of the job, in advance. I have checked and that is not fair.
Don't just go by Internet reviews. Contractors can make their own reviews or family/friends/employees
Don't ignore those bad reviews on Angies List -
Do put in the agreement that the contractor will pay for your hotel and any boarding of pets for the extra days needed to make corrections or do the job over.
Do put in the agreement that the contractor will pay for cleaning service if they do not leave your house in broom clean condition.
Do require referrals from recent customers - get 4-5 and full information on the job, the cost, their phone numbers and even go to their houses to see the work.
Do make sure they provide insurance and bond papers. Also, ask, have you had any complaints or disputes.
We got some names of floor refinishers from our contractor and got our floor done satisfactorly by another company at even a lower price that DJ was going to charge. They had to correct some of the repairs DJ had done and had to replace a section of the floor that had been over sanded. They did a great job with what they had left to work with. Because of the delays we had already experienced we went with a water based finish instead of the Swedish finish we originally wanted.
DJ cost us atleast a month delay in getting our remodel completed, plus the expense of 2 nights in a hotel and having the floor base mouldings repainted. We ended up with a good job with our 2nd refinishing company at a price that was less than DJ was going to charge us. We gave DJ a 2nd chance to do the job correctly but after seeing what the job should look like, we felt we had to write this honest report about the job DJ did for us.
We asked DJ for our money back that we had paid him for the 1st half deposit. DJ sent us what we had paid him, minus the difference of his estimate and the amount we paid the 2nd floor refinsihing company plus he reimbursed us $250 for the time we spent in a hotel the first time. He explained this was for his labor that the 2nd refinisher benefitted from. We didn't understand his reasoning but accepted his refund in order to have the matter finished.
We are still very disappointed with his workmanship and very, very disappointed that someone on Angie's List could do such poor work. Our experience did not at all match the reviews from other people, except for one person.
"This customer and I do not see the facts of this situation the same way. They are not stating that they did not state that when I came back to continue repairing the floor they had already had another contractor there estimating the floor before the job was finished. At that point I knew that it would be pointless to continue so we agreed that we go our separate ways. Every penny that I had been paid by them was refunded except for the cost of the repairs that had been done on their floors and, as she stated, I gave them an extra $250.00 for their hotel fees. I am sorry that they feel as they do since I try very hard to satisfy every customer. I guess that the saying is true "YOU CAN'T PLEASE ALL THE PEOPLE ALL THE TIME""
A couple of comments for those who, like us, weren't quite sure what to expect:
1. You really will have to sleep elsewhere (pets, too!) once the sealer coats begin to be applied. Not only is the odor unpleasant, but I'm quite sure it would be dangerous to breathe for any kind of extended period. I don't usually react to cleaning substances or paint, but could feel a "chemical headache" developing despite fairly brief exposure, and my eyes felt sore when I returned to the house the day after the last coat. Fortunately, the effects dissipated fairly quickly once we were able to air it out.
2. Don't schedule the job just before a holiday gathering or other event for which you really want everything back in its place. Although you can walk on the floor the day after it's completed, you'll want to wait a week or so before replacing rugs, chests or anything else that closely covers the surface. Otherwise the full-drying period will be impacted and you may end up with some areas of slightly different tone.
All in all, a good experience.
Pros:
The only person who would agree to do the whole job, including pulling carpet and linoleum.
It turned out to be very difficult to pull up the linoleum in one of the rooms, but they persevered.
Willing to apply a water-based finish.
Good price.
Cons:
Sanding is uneven. He did redo the worst part in the hallway, but it wasn't feasible for us for him to redo the whole thing, which is what was needed. It may be so deeply gouged that a future refinish is not an option.
Stain is uneven. There are unstained parts on the edges of some boards. Polyurethane is also uneven in places.
The place was a mess when we got home. It took us hours to clean up the sawdust and the bathrooms. There were random things like half-eaten lollypops left lying around. The basement door was unlocked. There was polyurethane on the walls and windows.
"I had no idea that you had all these situations as all you mention was the hallway and the extensive cleanup. However, be that as it may at your convenience I will gladly redo everything to your satisfaction. As I explained to you about fir it does not accept stain evenly especially a stain as dark as the one you chose. I don't know if this is satisfactory to you but I hope that it is and that you will allow me to resolve any issues remaining."
"Wow, I didn't see this coming! The last words the member said to me were, "I have three bedrooms upstairs that I will be putting hardwood in, would you be interested in doing the work" I am baffled as to how we got from there to this report. As I read, and reread, and reread this I came to the conclusion that there is more here than just a floor installation. First, it seems as thought the $75 coupon has him upset. If I really didn't want to honor it I would have just told him no when he asked about it. Secondly, the vents seem to be a problem. I don't know that I didn't order two and the manufacturer only sent one the bottom line is that shipping had to be paid. The cost of overnighting the second vent was $69.00 which I absorbed. The cost of shipping on the first vent was $20 which I passed on to him. The estimate states clearly that the cost of the two 4x10 flush mount vents would be determined (did not have pricing from supplier) and in the amount section of estimate was a big question mark. The estimate does state wood and vents paid for with a $2000.00 check. The wood cost $1908.00 plus tax of $181.26 for a total of $2089,26 which is more than the $2000 check he gave. I can produce receipts to substantiate. He mentions that his research rendered the most expensive vent @ $40 what he didn't say was that the vent for the material he ordered had to come from the manufacture of the flooring "Mirage" which is in Canada. Nor did he allow in his research compensation for installing the vent. Was I supposed to install it for free? The fact that his partner carried the wood up the driveway is not Germaine to the floor install and quality thereof. I did not ask or expect anyone to transport the wood he volunteered, end of story. Yes, I did say that I felt like packing up and not doing the job, I said this when his partner told me that he spent several hours looking at the floor to find fault with it and the only thing he could come up with was that the number of smaller joints on one side were disproportionate. In an effort to please the customer I reversed the way in which the floor was installed to equal it out. There are a few spots on the floor that have putty, this is a normal practice in floor installation to cover nail holes and "imperfections" in the wood since it is pre-finished these can not be sanded out. With pre-finished flooring it does not always come out level especially when a board has to be cut to fit. I could go on with my explanation, however, I have given you the facts as they pertain. I have just two other things to say; Why did the member, if he had a problem of this magnitude, with my work not tell me about it before telling the world? I feel that everyone deserves the opportunity to correct any mistakes or errors if possible. He never gave me the chance. He did, however pay me for what I did, if you were displeased with something would you pay for it? Secondly, they say a picture is worth a thousand words. If the installation was as bad as the member contends, why did he not just upload pictures of the floor and let them speak for themselves? I worked hard to establish my reputation and it hurts to know that someone can demean it with some strokes on a keyboard. I realize that it is his right to say what he feels no matter how right or wrong it may be."
