The guy came and did a drawing of our kitchen. We are interesting in moving our kitchen island. They man, who was the owner, took measurements and gave some good idea. We only wanted to do an easy remodel. It's been over a year since he visited. We're just now thinking of doing the work and will consider having him come give us a quote.
It did take much longer than anticipated (the crew was doing multiple jobs) - on the good side it allowed me to have the plumbing in the house re-done by their plumber sub for a very reasonable price. The tile sub did an excellent job. The electrical sub did a so so job (it failed the inspection twice...).
There are a couple of minor details they could have done better (leaving drywall dust in fan, texturing without covering the light switch) - but overall they have done a good quality job.
This was a dream remodel! Brian came to the house several times and provided several options for design. He had infinite patience with us as we came up with new things to add. He worked well with the designer we worked with, Colleen Wiley of Interior Moods. Brian was good at explaining what different options would involve and would offer his opinion on different aspects of the design where
his experience would help us decide. The bid we received did not include appliances (which we bought at Metropolitan Appliance), plumbing fixtures (bought through Interior Moods at Better Bath and Kitchen) , decorative pendants, or cabinet pulls (great deal at Hardware Northwest in Georgetown). Brian's bid was significantly cheaper than the other bids we received, but the raves on
Angie's List and the recommendations from his references convinced us that it was OK to take the cheapest bid. Another thing is that Brian said that he would be on the site every day to take care of matters as they arise, which he was and did. He is not just a salesman who then turns the project loose, he is on site every day working alongside his crew and checking on the quality of everything.
The biggest issue started on day two after the demo had begun--a wall we wanted out couldn't be moved because of being a support wall. Brian was very accommodating in getting a change order of the cabinetry to fit in the altered space. Once that issue was resolved, the project moved on smoothly. Brian was always saying that they "would make it right" if I had a question about something that didn't look right, and he did We were impressed with his integrity and his patience. His subs were all skillful and personable and came when they were supposed to. They all also had great things to say about working with Brian. How often can you say that!! Al was Brian's regular worker on our project. He was great! One thing that came up that shows how Brian works--our cooktop
hood was going to be vented up through the ceiling and then take a turn to go outside. Every way that they tried to run the vent, they encountered a support beam! Brian constructed a way to get the venting to go below the flooring with the added advantage of using the same vent hole to the outside that we had before.
January 2013 update--I never finished this review because we had some issues with the flooring not being finished to our liking and I was waiting until that was done. However, I see on Angie's List that Brian ran into some problems with the Big Deal and was not able to handle all the calls and problems that this entailed. I decided to submit my review because I now know why the floor was put on the back burner. Please read Brian's response to one of his reviewers. What he said about how he wanted to run his company on integrity and good workmanship is so true. I sincerely hope that Brian overcomes the bad reviews regarding the Big Deal because what he and his company are are a bath and kitchen remodel company and they do that excellently. I was so surprised when I didn't hear from Brian, because he has always been prompt in returning calls and always caring about my concerns. I worried something had happened to him and now I know that something did--the Big Deal did him a big disservice.
Please disregard the bad reviews on the Big Deal and look at the outstanding reviews of the remodeling that Brian has done. He transformed our kitchen from a tired, faded old 80s kitchen into a modern, functional space that we love and that works well. I would call Brian again and will when we want to redo the entrance and powder room.
Highly recommended
It turns out that after we got rid of the old fridge and had the new one delivered, the new one actually didn't fit into space where the old fridge was......for some reason even though the tech specs said the width of the refridgerator's were the same, the new one was about 1/4 wider! We scrambled and found several options for this odd emergency work required to get the new fridge in, and after speaking to three other "cabinet makers" listed on angies list, i was able to "walk through" our unusual situation with Brian on the phone and he felt that he would be able to accomodate the jobs' needs.
Brian arrived on time the next morning , and did a great job accessing the actual situation, coming up with a plan, and executing the plan perfectly. he was very sensitive to our wishes to make sure that in altering the original opening in the wooden wall, that we keep the edges pristine and aesthetically appealing, in line with the other "build in " appliances that we had in the wall.
(It is a "frank lloyd wright" style residence, so the woodwork was very specific and easily ruined.)
Brian took care of the practical issues (including hooking our water hoses up in the back of the fridge), but also did a fine and careful job in terms of the niceties of construction. He cleaned up after himself, and believe me there was a lot of saw dust!
All in all, Brian really came through on last-minute notice and saved the day for us. We had so many things going on that had to be completed within a three day period of our availability it was like Dominoes.....everything was completely timed out in terms of people removing appliances, delivering and setting up appliances and cleaning up the space for the next person to come in and do their job (window washing, other appliance replacements, roof cleaning, etc), so being on time and completing each task in a timely fashion was necessary.
"Hello and thank you! I must say, for the 'tough' customers you claimed to be, it went very well! I am often curious if you call yourselves 'tough customers' based on your prior remodels, could be your designer taste or is it that you want things right? We look forward to your future project(s) Thank you for choosing Diamond!! P.S. Stay tough!"
"Hi, This is Brian from D.K.B. Thank you for choosing us!!!!!! I grew up in an old Seattle house. It went under construction in 1896. I had the pleasure of remodeling it in my twenties! These old Seattle homes will always have a place in my heart. Yours is Beautiful! Thank you."
I chose Brian Papnick of Diamond Kitchen and Bath because of his excellent grades on Angies List. I made an appointment with Brian to come out and look at my old master bathroom. I had some ideas as to what I wanted. Our main priority was to enlarge the shower and update everything else with an emphasis on tile and stone. Brian had many ideas of his own which were very helpful. The next day, Brian emailed me a bid of $28,000. His bid detailed exactly what was included in the price and what was not. Included in the price was a complete demo of existing bathroom, remove carpeted floor, remove shower walls down to the studs, install rock board on wall and floor areas, waterproofing all wet areas, install all tile, modify electrical, add new vanity and toilet and ceiling ventilation fans, new doors and trim with crown moldings, enlarge shower using frameless glass. Basically everything was included in the price except for the cost of the tile and marble and new plumbing fixtures. Brian included in his price the frameless 3/8" shower glass, the new custom vanity, mirror, and quartz slab countertop and tub surround.
Brian estimated it would take 17 days to complete the project. He said he could start the job in about 5 weeks, on October 24th, 2011. We agreed to the contract and gave Brian a deposit. On 10/24, Brian showed up on time to begin the demo. He paid much attention to keeping the rest of our house clean during the remodel process. All our floor areas leading to the master bath were covered with masonite and canvas. At the end of every day, all work areas were vacuumed. Brian and his helper Alan were out every day on time for the demo. A few problems were encountered right away. First off it was discovered that my floor was severely bowed and not level enough for tile. Brian took the floor down the the joists and had to shave down the warped joists. The floor was then recovered with plywood, and rock board. Another problem with the ceiling, another warped joist. Unfortunately the problem wasn't caught until after the drywall man had finished. Brian had the drywall man rip out part of the ceiling, shaved the joist, and re-drywalled. What I really liked about Brian is his attention to detail. If something wasn't just right, he would fix it at his expense, no matter how small or big of an issue. During the course of the project there were many issues that would've never been noticed, but Brian insited on fixing them.
Right at the beginning of the project we went out with Brian to shop for materials. First we went to the tile store where we picked out ceramic floor tile and marble wall tile, plus granite accent mosaic tile. Price of tile was about $1200. Later on we opted to do a custom shower pan instead of fiberglass. This cost us an additional $500 which included the rock pebble floor material we picked out. Brian had suggested the pebble stone base fore the shower floor. We had never seen this. It looks awesome. Next, we went to a cabinet place and picked out the vanity. Our vanity would be custom made with and open area in the middle with a quartz slab shelf. We also opted for a kitchen height/depth vanity. Brian also suggested the kitchen height vanity. We're glad we went with that. Then we went to the quartz manufacturer, to pick out our quartz slabs. Then off to the plumbing store. This was the expensive part. We couldv'e gone with low end Home Depot plumbing fixtures, but we decided to do it up right. We spent $800 on a Kohler Kallista toilet, $800 (X3) for Hansgrohe vanity faucets and tub faucets. Hansgrohe shower head, 2 Kohler shower tile body sprays, and shower valve/trim etc. All together we spent about $4,500 for plumbing stuff. Brian picked up the cost of two Kohler undermount rectangular sinks.
After the demo, Brian and Alan installed the new tub framework, enlarged the door opening to the toilet area, removed old doors and trim. The electrical sub came next. We added a few new outlets, two new high end ceiling ventilation fan units, and an extra can light in shower, Up next was the plumbing sub who came in to do the rough connections for the tub, double sinks, toilet, and shower heads (3). The drywall sub was next. All demo'd wall and ceiling areas were drywalled. Any other drywall areas with imperfections were also repaired. He then shot all the walls and ceilings with a very fine orange peel finish. After the drywalling was done, Brian and Alan painted the entire bathroom with the color of our choice. Next up was the tile sub. This was the longest part of the project. Jesse did a great job in preparing the shower wall with Harde rock board and used a special waterproofing mastic on entire area. He then installed the floor tile, then the shower marble, and finally the rock pebble shower pan. Jesse does excellent tile work! Brian and Alan then installed the new doors and woodwork and painted them white. Then the new vanity was installed.
The next step was getting the quartz manufacturer out to laser measure for the quartz slab vanity top and tub top. Unfortunately there was at least a 10 day wait on the quartz, so our job was idle for a bit. The quartz finally arrived. fit perfect except for a bit of modification by the tub overflow area. Jesse was able to knoth out part of the quartz slab underneath to make the drain fit properly. After the tile and quartz was in, the plumber came back out to make all the final connections. Next up was the shower and mirror glass. The shower was laser measured for the 3/8" frameless glass. Like the quartz, there was an unexpected wait time of about 15 days.
Also included in the remodel price was tiling of our second bathroom. This bathroom also had carpet over linoleum. Project done! Brian and Alan then removed all their equipment and cleaned the entire work and traffic area thouroghly. Brian and I then went over the final bill. There were a few additions, but many subtractions. Since the job was delayed because of the quartz and shower glass, Brian compensated me for the delays. I don't think you will find any other remodeling contractor that would do that!
I highly recommend Brian Papnick of Diamond Kitchen & Bath for your remodel. I will definitely use him again in the future.

"Hi, It's Brian with D.K.B. It was nice to work with you. Must be something in the water..... My first customer was a few digits and a couple blocks West of your address! I hope all worked out with your career! Thanks for the X-mas card! (you are the only customer who has ever sent one!) THANK YOU!!!!"
We agreed on a start and finish date and everything went exactly on schedule. Brian's staff, including Al and Mike the plumber were first class all the way, very neat and considerate of our house at all times. Brian was completely trustworthy and I had no problem at all leaving him the key. I had no concerns about him being alone in our home. The clean up was neat and tidy throughout the project.
"Hi, Thanks for working with us! See you next time! -Brian Papnick"
We picked Brian (owner of Dimond Kitchen & Bath) from Angie's List recommendations because the reviews were very favorable, the jobs he did (bathroom or kitchen, not whole house) were in the price and complexity range our job would be, and because his desire to satisfy the customer came through strong in the reviews.
We first met with Brian in March, 2011. We talked about what we wanted done. He talked to us a bit about some of our options and asked some questions to be able to firm up his bid. He got back to us in just a couple days with a bid. It was a little higher than we had hoped. We talked him about what we could do to save money and he made some suggestions. In the end we ended up at a price where we had optimistically hoped we would be.
We had a start date initially scheduled in early June. In early May, Brian called and said there was a problem (customer changes) with his current job that would cause it to run three weeks over. He said our job would start three weeks later, on June 27.
On June 27, bright and early, Brian and his chief helper, Alan, knocked on our front door and started the work. They were there everyday on time (one time they were late because of a car battery problem but they called to let us know.) The work was professional. Cleanup was done every single day. Brian and Alan were always cheery, easy to work with and be around. Brian gave us good advice when there were decisions to make. He said 14 ? 16 days. They were done in 15.
One of his best attributes is his attitude toward problems. We had one problem with the work done by a third party Brian hired. This happened on a Friday. We contacted Brian over the weekend via e-mail. He showed up Monday morning, we sat at the table, and his only question was: "What can I do to make this right?" We explained what we wanted and he said: ?Done!? He fixed the problem (even though it cost him more to do it) and we were completely satisfied.
In addition to the other work Brian built the vanity to our specification ? very nice job.
Another added plus. In addition to making the customer happy, Brian takes pride in his work, and will redo something, or spend extra time to make sure he's happy with the final product. One example: we have a slightly recessed mirror on the side of the tub. Originally we had the area along the bottom of the recessed area painted white. Brian was looking at the wall at the head of the bath and the tile along that wall (which only came part way up the wall) and noticed (no fault of his) that the wall had some slight in-and-out curvature which was emphasized by the top of the tile. He suggested putting a small wooden ledge, about ½-3/4? deep, along the top of the tile, painted the same color as the wall, and then putting a similar ledge to match along the bottom of the mirror. We liked the idea. He installed it (no extra charge). We were delighted.
In summary, a quality job by a quality guy whose primary concern is making the customer happy. We'd use him again in a heartbeat.
"Thank you, you captured all of your project well! Call me any time (206)380-0098 -Brian Papnick"
The project itself was painless and by-the-numbers, work began bright and early on the agreed upon date, and was completed exactly on time (we were quoted 14-16 days, and it took 15). Surprises were minimal - some dry-rot was discovered in the wall behind the shower, and the damaged wood was replaced. We chose to make a couple minor adjustments to the project partway through - the replacement of a window which we were originally going to leave alone, as well as a change to how we were going to tile the walls, both of which were readily accommodated. Both Brian and his associates communicated with us regularly throughout the project, keeping us aware of progress and making sure to clear any details with us before proceeding (exact positions of handles on cabinetry, the heights of towel racks, etc.).
We're very pleased with the results and the process as a whole, and plan to work with Brian again this fall on our other bathroom.
"Hi it's Brian of D.K.B. Thanks for choosing us, and thanks your report. I really need to clear up a few of the things you mentioned for people who might read your report. Our contracts have a lot of fine print on the back; they cover all types of legal things. Some customers choose to read it, most do not...... The things you describe are actually in normal print on the front of the contract just above where you sign. For example, permit fees will be assessed separately if required; just like taxes, permits fees are passed along. It is human nature to want something until you find out the cost, I get it. Another thing that is on the front of the contract in the same area is the "not responsible for clearing of contents" phrase, though it is reasonable for you to ask us for assist to move a few large items. Have you ever built a dresser from the Swedish store? Did you build it in your closet or in your garage? I tell every customer to expect some dust on a kitchen remodel unless we have an exterior door in the kitchen. By the way.... washing the walls at night? A few thoughts for your consideration 1) the fact we were on hold for two weeks while you decided on your countertop, I sure was cordial about that 2) When I asked you "how is it going" EVERYDAY, you might have shared your thoughts expressed in your report. I can't read your mind but take it to heart when I tell you that I want you to be happy with your project. I wonder if you thought that I would have taken your concerns as criticism?.... I wouldn't. The last thing I need to cover is the 'tile guy doing electrical'. When a tile floor is installed it goes thru checks at every step. It might surprise people who are not in the trades to learn that the 'tile guy' sets the heated floor. The floor is heated with electricity. Sorry, I did not know you were confused. Please enjoy your home and let me know if you have any issues. P.S. As I mentioned before, the instructions for the thermostat are right on the little fold down door that gives you access to the program buttons."
"Thank you for choosing D.K.B. and for your report! Brian Papnick."
"Thank you for choosing Diamond! It was our pleasure to work with you. Brian Papnick."
"Hi XXXXX, It's Brian with D.K.B. Thank you for choosing us and your report. I look forward to our future projects in your home. Thanks Again!"
"Hi it's Brian, Thank you! Your home is quite the common early seattle home. The kitchen just wasn't a concern back then. The hard part was there not being anywhere to take space from. the little bump out for the fridge combined with the lighted glass book cases were a great way to make it look "period correct". What a fun project! Thanks for your business and report. Great choices in your home!"
