One of the worse decisions I have ever made. Unlike their advertising, they DO NOT check references or credit. They pay another company to do that and the landlord/owner IS NOT ALLOWED TO SEE THE TENANT'S APPLICATION. So, though I was told that the tenant had a job (part time) and had a high credit score, and excellent references, none of that was true.

As I learned many months later, contrary to the lease that I signed with the tenant, most of it was not applicable because there was ANOTHER CONTRACT, of which I had no knowledge. That contract was only revealed to me (via the Attorney Generals Office) 8 months in to this one year lease. That contract dictated the terms and conditions and my responsibility as the owner-landlord. Yes that is true. The agent obligated me to a contract with The Plymouth Housing Authority without my knowledge or consent.

Plymouth Housing on the other hand was not on the lease that I had possession of, and agreed to. They paid the rent, to Avenue One, by check every month (contrary to the lease) and I was issued an amount directly to my bank account. I found this out when I got a W2 form. My personal information, including my social security number, was disclosed to a third party.

I live in my home and was renting the mother in law apartment. According to the lease there were very specific ways rent was to be paid and conditions of remaining on the property. The city of Seattle ordinances were not explained so that evicting wasn't an option. The tenant did not have a job among other problems that were known to Avenue One prior to placing her in my home.

In spite of the  non disclosure, the Washington State Licensing review did find that the agent did anything wrong after all this!  I can"t believe this was allowed. My only option is to hire a lawyer. I hired these people to protect me from exactly this.

We work very hard to provide all of our clients with exceptional customer service, but in this particular case the law prevents us from achieving the goal that our client is seeking at this time. The laws in the City of Seattle are protective of tenants, and can make certain issues a challenge to deal with. We do not make the laws, but we absolutely must follow them. We are doing our best to help our client achieve her goals while still following the Landlord/ Tenant Laws of the City of Seattle."

I wanted to prepare a  home for rental. I first met with them to discuss what changes and upgrades needed to be done to the home to be able to get the most for my rental income. They made appropriate recommendations within the budget that I established.
They then worked with me to on the renter profiles (kids, pets, smoker, etc.)
Once on the market they quickly showed the property and had it rented in the first month.
They continue to provide excellent service, monitoring the interior and exterior condition of the home to ensure it proper maintenance and upkeep.
If something should occur, they promptly inform me and either use their service contacts to resolve the issue or leave it up to me.
They provided management services for over two years for me are always friendly, courteous and professional and I would highly recommend them.

I have worked with Julie Landry (owner of Avenue One) for at least 20 years.  I live out of town, and it is essential that a property manager keeps tabs on my property, manages renters, manages payments, and looks after all repairs, maintenance, and other issues.  I have the highest regard for all that AvenueOne does.  In addition to the "on the ground" management, their accounting and timely payment to me has always been stellar.  They always consult me before they commit me to paying for anything —unless it is an emergency that they must take care of right away.  In that case, I am always informed immediately.

Anyone will be hard pressed to find a better agency for property management.
