We were highly impressed with Larry and we recommend him to anyone. He listened to us and gave us what we asked for: a low-stress, straightforward process with no surprises. We listed the house as-is, with Larry's support, and got 20% over our asking price within two days of the listing going live. Larry handled all of the details and negotiations with other realtors. He was always ready to answer questions and guide us through the process. He communicated effectively and everything he said would happen, really did come to pass. Once again, Larry gave us exactly what we asked for and we recommend him without reservation.

Larry found me very good tenants who were well-liked by the other tenants in the building, took care of the property  and paid the rent punctually.  He carried out 6 month inspections during the time the unit was rented and reported the results each time.  There was a slight glitch when I was told to pay the moving-in fee, which I later learned was actually the tenants' responsibility. Other than that, management was reliable and trustworthy.
A few months ago I asked Larry  to sell the unit rather than to wait until next year as he advised me to do, so he put it on the market at the price I named and we had 4 acceptable offers the day it was shown. All were above the asking price. We just recently closed, 6 days ahead of time. I would attribute this to a number of factors, one of which has to be Larry's professional handling. I appreciate the fact that he kept in touch and was always available when I had questions and/or needed clarification of items or issues. The process went so smoothly and efficiently in such a short time that I still find it hard to believe that business has been completed. Talk about stresslessness!!

Larry Mandel and Top Floor were incredible!  The prices to manage our property and sell our house were below their competitors and the quality was far above their competitors.  Larry delivers true value!  He secured great tenants within 2 weeks and took excellent care of our house for 2 years.  He was very responsive to any questions we had.  We put our house on the market through him at the end of the tenant's 2 year stay and he got it sold in under 1 month, and the final sale price was above our asking price!  Amazing!  My husband and I are extremely picky and we highly recommend Larry Mandel and Top Floor real estate without any hesitation.  They exceeded our expectations, and that's hard to do!

Larry had our condo listed, sold, and closed on in under two months for $15K more than I ever thought we'd be able to get for it. The entire process went very smoothly, and Larry excellently managed every detail. Not only this, but he took a cut to his own commission realizing we took a pretty major loss overall (we bought it in 2007).

If we ever move back to the Seattle area, we would totally use Larry again for acquiring a rental or purchasing a home!

I contacted Larry with questions about his property management company.  He got back with me right away.  We met and discussed how the property management works.  When I was ready to rent out my house he quickly lined everything up for me.  The house was cleaned and a repair man came in and fixed a few things.  The house was put up for rent and the renters moved in right away.  The whole process was about five days!  Larry went the extra mile to make sure the house was ready and the renters were in as soon as possible.  I very much appreciate all the efforts required to make it happen in such a timely fashion.

Larry's responsiveness  and professionalism are are best in class, it has been a long time since I have experienced this type of customer service.  If you contact him via e-mail or phone, he is incredibly quick to reply and always very helpful and makes it hassle-free as the owner.

Every rent payment  so far has been on-time.  For me, as a property owner, how well the renters maintain the condo is a very important consideration.  Top Floor has helped to ease my mind by performing scheduled walk-through's of the property.  This is a very welcome value-added service.

Their monthly fee is fair compared to what else is available and maybe even a top value given the service they provide.

3Keys Property Management services have been excellent during the first 9 months of our property management contract. They successfully listed, advertised and showed our Queen Anne 3 bedroom condominium; vetted and selected reliable, responsible lessees for us.  They maintain regular contact with our tenants and ensure our property is well looked after and that our COA rules and regulations are followed.  The tenants have also given us positive feedback about their experiences with 3Keys PM.

Larry and the team at 3 Keys are great. I relocated across the country this year, and they have done an excellent job listing, renting out and managing my rental property back in Seattle. Being several thousand miles away, I appreciate their diligence and attention to detail, knowing that my house is well cared for.

It is going great!  We live out of state and didn't want to worry about our property in WA.  Top Floor takes care of everything.  We haven't had to worry about a thing and we are confident everything is being taken care of.  I would recommend Top Floor without hesitation.

They selected a tenant, negotiate the agreement with them and have kept us in the loop all the way.  Very professional service they provide, would use them again.  Larry is always available either through phone calls or email, he gets the job done and delivers on what he has promised.

Larry was extremely helpful letting us know what to get done as we were packing to move out and made us more efficient. He was very professional. He was able to rent the house very quickly (within a few days) at the price we were asking for. Some unique things that make 3Keys our choice:
                1) they require a professional cleaning of the house, so the renters don't have to deal with any messes in drawers, dirty fridge, etc. That helped us move out more quickly as we didn't have to worry about cleaning, and made the house in better condition overall! I'm sure that contributed to fast renting, and should encourage the renters to keep the place clean as well. 
                2) They do quarterly walk-throughs, which is nice for piece of mind as owners who live out of state. 
                3) They have been very budget-friendly in terms of small repairs, getting a handyman fix, doing self-install for a new mailbox, etc. 
Overall, renting our house from long distance was daunting going in, but it has been very easy, thanks to 3Keys Property Management/Top Floor Real Estate.

We got excellent, prompt service in every regard.  We were given good information about what we needed to do to get the most value out of our home and attract the renters that we wanted. They know their business and the market. They took quality pictures and posted them promptly.  We had renters within a few days of listing our home.  3Keys is has been very  thorough and professional in all communications. Larry Mandel is a top-notch real estate agent as well as property manager. My wife and I have used him for both services. Friends recommended Larry for property management and we were impressed and continue using his services for this purpose. Earlier this year (2013) we also sold a townhouse and used Larry to represent us as our selling agent (Top Floor Real Estate). Larry is always punctual right on time for meetings and had some really great ideas for improving the home prior to selling. He managed the project and worked with a great team of professionals. We did $16k of improvements which made the home look brand new and ended up selling the home for about $40k more than a similar home that just sold a month earlier in the same neighborhood (same size townhome with same layout/etc). The only difference between the two homes was mine was an end unit and had the improvements Larry recommended. It sold in just 3 days.
Regarding the on-going property management Larry keeps us well-informed of the property, we receive monthly statements as well as quarterly inspection reports and Larry is simply a class act in the real estate arena. Normally, I'd rate a B or worse in some category but Larry is a straight A professional. One piece of feedback I've shared with Larry was to keep us informed on pricing of the improvements (we originally planned to spend about $10k) and he took the constructive feedback and I really appreciate his attitude, ideas and professional demeanor. Thus, we continue to work with him on property management and look forward to working with him when we buy/sell in the future.
