Roofing - Projects 1 & 3. No complaints. Everything went well. Would give him an "A" rating on this as I was very happy with his work.
Siding - Project 2. Generally OK. However, he didn't contact the power company before removing siding behind meter and left the meter loose. After a call to the city, they fixed it. He also replaced the exterior doors. I had to hire another contractor to finish the interior trim on the doors and fix one door that was very difficult to lock and unlock 6 months a year. He was also supposed to paint the house and the doors. The house was painted a year later. The doors have yet to be painted after 4 years although he's said he would take care of it.
Carport - Project 4. Wanted to replace the dry-rotted wood on the carport and change it to a pitched roof. Insisted he talk to the city before I committed to do anything with the carport as it was grandfathered. He talked to the city, told me there was no problem and that the city told him he could do what he wanted without a permit. His crew proceeded to tear the carport completely down negating the grandfather exemption. His interaction with the inspector was completely unprofessional for both participants. Nearly lost my carport and was threated with a $5K per day fine. I had to write to the City explaining my situation and hire an engineer to do structural calculations. When Josh was asked for a drawing of how the roofing trusses were constructed, he could only provide a sketch done on a paper bag. He told me the lumber company had told him how to construct the trusses, but he's never been able to provide any documentation. Had someone else prepare drawings and was finally able to get a permit from the city for corrective action. Josh has been working on the corrective action for months. The permit will expire soon. This carport still isn't done, and it's been barricaded for 4 months. He stated he's over $5K into the carport of his own personal funds. According to another contractor, it was a $1.5K to $2K correction. Lesson learned...Josh cannot follow simple drawings. He didn't want to loose my business, but his taking months to complete the carport is totally unacceptable. When I communicate with him, the excuse is generally the city inspection requirements or he's short of money. I'm tired of excuses.
I would recommend him for roofing projects, but nothing else. There are far more qualified contractors out there.
