They were paid from the first appointment and I paid them everything. I got my permit according to our contract over the one year. That made me really sad. They promised me a lot the whole year. They told me that the whole process takes a few months. Then I got my permit after one year. I also got a lot of issues from the city of Kent because they didn't draw professionally. I got 3 or 4 letters from the inspectors and the engineers telling me all that was wrong. There were 30 points that were wrong. I called the guy Peter and asked him to try and fix it and he just said that it was the usual thing and they would work on it. I lost my pre-approval from the bank for the loan. I lost my construction company because the contractor said that he couldn't wait for so long. He said that he was in the construction business for 30 years and nobody took a whole year or more to create a design. I lost everything. I am stuck with this project now. I cannot get my loan from that bank because the bank crashed. I cannot complete the work because I don't have the money for it. Their price was average. I talked to other designers and their price seemed competitive. The prices are really high for these jobs. The quality of service was very bad as they made a lot of mistakes. If I didn't call, they never called me back. I will never call the company again and I will never recommend them to anybody.

Geat design! We have an A-frame home on a lake which had a very ugly entry and an open carport attached to the house. We had a difficult time trying to figure out how to add a garage and a new entry that would work with the unusual design of the house. Royal Residential worked with us to design the addition at a much lower cost than we initially anticipated and with better results than we thought possible. Our contractor was vey impressed with the design and intends to use Roal Residential in the future. Very good overall experience!

This is my third house I build using Royal Residential Design for construction plans. They are honest and keep there word. Very detailed and nice to work with. They designed the house for me from scratch. First it was floor plans, then elevations and then everything else. It was very easy to make changes if needed and plans were produced quickly for permits. They also created 3-D model on computer for me to better understand design. They have a great team of Architects and Engineers working together to complete construction drawings. Once drawing are complete they submitted plans for me to King County. They prepared the building application for me and when there were some comments from King County not about plans but about other areas they completed the comments with no extra charge. When I received permits they also came to site for inspection when I had some questions. When I needed some help with interior design they also came and helped me. When I wanted to make a big change during construction they made the change quick and easy. This house is about 6,100 s.f. I like the house and design very much.

My wife and I are pregnant and needed to add another room to our two bedroom house. We got Petr's name from the contractor that had come over to discuss the project with us and gather all of the information needed to provide an educated bid. Petr called back the next day and was able to come to our house the very same day and take the mesurements. What was most impressive is that he has also offered to go to the City of Renton on our behalf, inquire about all of the rules (lot coverage limits, setback, etc. all of the things we didn't know much about) and also submit the paperwork for the construction permit. we had established that we had exceeded the lot coverage by a little so he had come over again to discuss the changes we need to make and redo the drawings. He had stayed on top of it and had been checking with the city until the permit was ready at which point he emailed to inform us that the permit was ready. All in all, we have received great service at a very reasonable rate. I would highly recommend considering Petr for your architectural project.
