Ms. Penny Crowe appraised a newly vacated rental home which was part of a divorce proceeding. In every room of the house there was evidence of pests and mold (pics). The roof, water tank and all appliances were at the end of their lives. Even though appraisers do not check crawl spaces, Ms. Crowe looked into oursbecause she was so concerned about the source/s of the mold and pests. Looking into the crawl space, Ms. Crowe commented on the overwhelming stench which was evident throughout the house. Ms. Crowe advised me to call my insurance company. On 7/1/2013, Ms. Crowe spent 2.5 hours taking pictures and measuring the house. Attached is a picture of mold on one bedroom wall. Ms. Crowe used language such as "black mold", "uninhabitable" and "possibly condemn-able". Fifteen tubes of caulk were used on the outside alone (1,000 sq ft house) to seal holes, gouges and gaps. If you call Ms. Crowe's office and ask for her residential appraisal turn around time she states 2-4 days. However, when we called on 7/10/2013 for Ms. Crowe?s appraisal she stated that the attorney who hired her had heard that the house had been cleaned up (superficial fixes) and she wanted to come back for new pictures. On 7/16/2013, unbeknownst to the family moving in and contrary to their explicit wishes, Ms. Crowe entered the home and spent 10 minutes taking pictures and then dated her appraisal for 7/16/2013, making it available on 7/18/2013. Ms. Crowe?s ?new? appraisal came in at $300k, a big jump from ?uninhabitable?. It is our unwavering opinion that Ms. Crowe?s appraisal was the one her client requested and she delivered.
