We had a meeting with John to go over what was needed and we received the bid. A couple of days before the job was to start, Eric came by to go back over what was needed. We made a couple of changes to the original bid and we were set to go. Before they started, everything was taken out of the house and we removed all the carpet and padding in the house, took down and removed all the old bi-fold and interior doors so they would not have to worry about the flooring. We would be getting new floors and carpet after the painting was done. They started on Monday, 2/16 and it seemed to go good. They were taking the popcorn off by mid-day. We knew it would be pretty messy and take a couple of days. There was a problem in the master bedroom where they had to repair the ceiling and wait for that to dry. They started texturing the ceiling 3 o 4 days later but the bedroom ceiling was not right so they had to keep fixing it. They started painting the walls the later part of the week. They put up some of the doors but they had not been painted.
The new floor and carpet was scheduled to be installed on March 3rd by another contractor and John was going to wait until after all was installed to install the doors and trim. We were informed by John that the doors and trim would be painted at that time. I told John of my concerns to have this done with the new flooring installed, but he said everything would be covered in plastic. We also discussed that all needed to be completed by that weekend as I had scheduled the movers to come back on Monday March 9th, to bring the furniture back in the house. Both John and Eric assured us that it would be done.
On Monday, 2/23, I sent both John and Eric an email to set up a meeting to go over what was still needed to be done and what needed to be corrected. John came that night and we went room by room discussing what needed to be fixed. The master bedroom ceiling still did not look correct, there was ceiling white paint on the walls, holes were not patched, some walls were not painted completely or looked like it had paint running down the wall.
I also brought up again, how they had a clear house where they didn't have to worry about the floors and it was making me very nervous to have them paint (actually they would be spraying all the doors and trim in the house after the new flooring was installed). Not only that, some of the ceiling still had to be painted. John again assured me they would be taking every precaution not to damage the floor. He would be back the following Monday to fix the items we brought up.
John was back on Monday, March 2nd to redo the master bedroom ceiling and repaint certain areas.
Carpet and flooring were installed on March 3rd and completed on March 5th. We laid out heavy contractor paper on the floors Thursday night. John and the crew were back on Friday. Trim was installed, the rest of the doors were hung but they did not finish so they were coming back on Saturday. When I came home from work I was shocked to see very thin plastic on the floors and no plastic over the areas where we had put the paper. When I brought it up to John, he told me it would be overkill.
Early Saturday morning, I put 4-mil plastic down in the dining room and part of the living room. They came in Saturday and moved all the doors to the dining room and started spraying high gloss enamel paint. By 6:30 pm, it was evident they were not going to be done and we could not stay in the house that night due to the fumes. John came out and told us to go and get dinner. We ended up getting a hotel room and went back to the house to get our stuff. John was gone with a note left on the door that there were some problems with some areas of trim and that he would be back on Sunday.
Sunday morning he was back and brought in 2 other people to help with the remaining painting and cleanup. By 1:30 they were cleaning up. We were in there also cleaning up and checking the flooring. There were some paint spots on the floor and John was using mineral spirits to clean it up. The dining room where I had laid the thick plastic was covered with paint spray and I know if I hadn't laid that plastic down, that flooring would have had to be replaced.
There were still some doors that were not hung, some trim had to be redone and they had to have some trim stained so we had to schedule another day that they could come back and do it. Now it wouldn't be just the flooring we would worry about but the furniture would be back in the house.
On 3/20, they were back to "finish" and final payment made. At this point, we wanted it to be done and we would ourselves fix anything that was not done to our satisfaction.
We asked numerous times for updated detailed invoices during the course of the job due to additional work/items that needed to be done. We received generalized descriptions invoices and still only received a "paid" one with a balance still showing.
They were inconsistent with their work hours. At times, John's attitude was condescending and patronizing. Their clean-up skills on a daily basis, needs improvement. I found a lot of overspray through out the house. Remnants of the popcorn ceiling were out our front door and down the driveway.
John Runland, owner of the firm, responded promptly to our request for an estimate. When he visited our home, he seemed very knowledgeable of the painting business and carefully explained how he and his crew would paint out house. He answered all of our questions with ease and left us feeling very confident in his abilities. One day later, John submitted a written bid, which we felt was clearly written and reasonably priced.
The job took several days to complete. The first day the contractor arrived to power wash the house. The second day, a crew came out to prep the surfaces and mask off the windows and doors. We were impressed with how thoroughly the surfaces were prepped - the workers really took their time and sealed every crack and crevice no matter how small.
After prepping, it took one day to spray the house, and another day to hand paint the trim. The last thing done was the door, which took an additional day to dry. The end result was beautiful: we are very happy with the results; the house looks almost brand new.
The Runland crew was very respectful of our landscaping and property and did a meticulous job in cleaning up. Very courteous and professional.
If we had any issue with Runland, it was the the lack of communications during the job. The workers would come and go without notice. When they left at the end of the day, we assumed that they would be coming back the following day, but we weren't explicitly told this. Not a major problem, but it sometimes left us wondering what was going on.
Overall, I would highly recommend Runland to anyone seeking a painting contractor.
