Jim and his staff were very knowledgeable with all aspects of remodeling. Professional appearance and nice showroom. Michelle did a great job designing the kitchen. They really took our ideals and put them to paper. We did feel they were competent to do the remodel.
Cons:
Over Priced! One item in their pricing that raised a red flag for us was popcorn removal and painting for two room. They quoted us $10,797 for a popcorn removal and paint for two rooms ( negative for asbestos). Total remodel job was going to be over 65K. Had three different professionals (painter and 2 different GC's) look at the pricing and job. No one could figure out the pricing. In the end popcorn removal, repairs, and paint for the rooms only cost us $1350.
A little pushy to sign contracts. Wanted us to sign for cabinets before final pricing and design. They did state it doesn't lock us into anything. However, giving someone permission to order items on your behalf does make you liable to pay their pricing on the purchased items.
Take Aways:
At the beginning we were excited to use them. We felt they could do the job and do it well. Initial pricing raised red flags for us that lead us to get second opinions. We felt the price was based on what they thought we could pay and not the project itself. We only hired them to design the kitchen and went elsewhere for the remodel.
We recommend:
Asking for itemized pricing.
Don't sign contracts without second opinion or full pricing agreement.
If you did spend lots of money I would double check their pricing.
Overall, by shopping around we are doing the remodel for 30K.
"Mr. [member name removed] started out with a great attitude and on several occasions mentioned how awesome we were. After we gave him pricing for the popcorn removal, he was very rude and short to my staff & I. We didn't understand the change of attitude, but stayed the course and worked hard to finish design and define the scope of work to ultimately help the [member name removed] move into their newly purchased home. We were asked to provide multiple budget scenarios that we complied with all requests in a professional and timely manner. The popcorn removal quote was to remove the popcorn, seal, skim coat, texture, & paint the entire main level of the house, including the entry, family room, living room, dining room & kitchen. The price Mr. [member name removed] claims he paid ($1350) would not have even covered the painting cost. We never pushed to sign contracts- contracts were not even prepared yet. In an effort to expedite long lead time of cabinets, we proposed that the [member name removed] pay a deposit in order to process the cabinet order. This would allow us to finish other design details and not hold up the custom cabinets from being built. The cabinets take 4-5 weeks for fabrication and we knew they were waiting to move in until the project was complete. In most cases our clients see the advantage to this and are more than happy to get this process started. Also, ordering cabinets would NOT have tied them to using us for the entire project as stated in our material authorization. Mr. [member name removed] is attacking the integrity of American Dream Design Build by assuming we based our pricing on "what we thought they could pay". I take offense to this comment and it only shows the lack of research Mr. [member name removed] actually performed when he chose to use our firm. It's a shame that Mr. [member name removed] based his entire decision and wrote this review on a quote for popcorn removal- a quote that was realistic and fair. We never performed work for Mr. [member name removed], so he never got to experience the true value in what we provide to all our customers. Quality number one, and the best customer service in the industry. The grading and comments in this review are disheartening and unfair. The fact that Mr. [member name removed] shared our pricing with other contractors is also unethical. We encourage our clients to get other opinions and pricing. We just ask that our proposals are not shared and that it is an apples to apples comparison. We wish nothing but the best for the [member name removed] and we hope their project is a success. Sincerely, Jim Burbridge Owner American Dream Design Build"
The kitchen is beautiful! I wouldn't be surprised to see pictures in a magazine. I wouldn't hesitate to use them for a future remodeling project.
I would recommend American Dream Design Build to anyone in need of remodeling or repairs.
