Tom was exceptional. Very professional and really quick to communicate. He was able to schedule my home inspection within 24 hours. Watermeade was among the lowest price for the quality and experience and I was not let down. I was not present during the inspection but I did have my real estate agent and my family member there during the inspection. Both were very impressed with the thoroughness and quality of the inspection. This was for a new build home from a local builder who is known for quality work but nonetheless I wanted to have it inspected just in case anything major was determined and piece of mind for such a low cost. Tom discovered a good handful of items that I alone would not have found. Items that may add up to the cost of inspection. More importantly I recieved a very detailed inspection report that gives me an amazing amount of information about the property that I would not be able to get even from the builder that was very very helpful. I have had several previous home inspections from former homes and I have never once had an inspection report this detailed. Very good pictures of all items that need corrected and the description was very detailed and helpful. Tom spent a good amount of time at my new home and also a good amount of time completing the inspection report later that day. I also received a hard copy professionally bound sent to my home for my records. Tom was available during and after the inspection for all questions. Overall I'm very happy. And thankfully nothing major was found during the inspection, which is great. Thank you!

On time, well groomed, personable. Did thorough inspection from top to bottom and found needed corrections, some of which I was unaware. Gave resource list of recommended service pros in my immediate area.

Inspected all mechanical, electrical, plumbing, and insulations in attic and crawlspaces.  Found some insulation missing or out of place, exterior caulking recommendations, downspout splash blocks recommended.  Very minor issues on a newly constructed home.  Received a 39 page report with recommendations in RED and color pictures with arrows pointing to issues requiring attention.

Very thorough report with 90 day warranty and an appliance check for any recalls.  Can add new appliances in the future.

Completely satisfied with the inspection report that Tom completed and emailed, and also a hardcopy binder mailed within 24 hours.

Mr. Iovanne's report pointed out many things about the house that I had not noticed, and also helped to put those observations into perspective as to what is really critical and what is worth noting but not necessarily a deal breaker, as well as things that are not a problem now, but to keep an eye on.  And as I said above, he scheduled on a Saturday on short notice and completed his report promptly.  The report included photos of critical items he wished to illustrate.  Very nicely done.

I called on the 12th at night to get an estimate for what it might cost. I had called several other companies to get pricing and to be honest his was the least expensive. I had read his reviews on Angie's List and decided to give it a shot. I am extremely glad that I called Tom at Watermeade. He was professional and outlined all of the issues for us at the end of the inspection. We were buying an older home so he took the time to go through all of the issues with us while he was at the home. I received his full report less than 24 hours after he did the inspection and there were no surprises on the report. It was professional, thorough, and about 40 pages long. He outlined everything that he thought needed to be fixed with the home. When you hire him he also gives a 90 day warranty that basically says "If anything I say is okay today breaks in the next 90 days we will work with you to get it fixed". I also loved that he includes the recall check on all appliances. I would definitely recommend Tom and his company to anyone looking to get a home inspection in the Olympia/Lacey area.

Tom was on time, reasonably priced and very thorough.  The inspection was well documented with key items easily identified.

When we unexpectedly decided to purchase a new house in our neighborhood, we found ourselves needing a home inspection. Knowing that an inspection can help facilitate a fair deal, we wanted to select an inspector we trusted, and we chose Watermeade Valley. We've known Tom for several years, and know his knowledge of homes, their systems, and how they work is exhaustive and comprehensive.
On the day of the inspection, I met Tom at the new house. He was well underway with the exterior inspection, and paused to show me how he works and what he'd noticed so far. Over the next 3.5. hours, he went over every inch of the house with the proverbial fine-toothed inspection comb. He was very focused on the inspection tasks, so we didn't talk too much during the actual process, but he did occasionally point out something particularly noteworthy.
Watermeade Valley commits to returning the inspection report within 24 hours, and as he left, Tom said he would probably be up late working on it because there was a lot of material to include. He took over 200 pictures, many of which were included in the report. He also wrote down the serial numbers of all the appliances, and ran them through a recall database; we received a separate report about any appliances that might be subject to a recall. 
Watermeade Valley also offers a unique 1-90-180 guarantee. The "1" is the day of inspection; if you're not happy with something, they will make it right. The "90" is a 90-day limited structural and mechanical homeowners' warranty. The "180" is six months of free consultation services on the new home.
The report was delivered to us within 24 hours as promised, professionally bound and printed in color. We also received a downloadable online version. Along with the report, Tom included a referral list of service providers that he's worked with and trusts (lists like this are gold to homeowners) and an itemized report of home maintenance tips.
The report was detailed, easy to read, and extremely helpful. Tom is a pleasure to work with and staggeringly knowledgable about houses (I know that he's done most, if not all, of the updates and remodels on his own home). Plus, the referrals to other service providers that I've gotten from him have all been excellent.
Finally, it's worth noting that we also received the inspection report done on our house. While it clearly reflected the inspector was knowledgable and did his job well, we noticed that the report was not nearly as detailed as the one we received from Watermeade Valley. We are very pleased with our choice and enthusiastically recommend Watermeade Valley to homebuyers.

From the start to the finish we were totally pleased and satisfied with the work Tom did. First of all, when you need an inspection on a prospective new home time is of the essence so responsiveness is very important. Tom was able to schedule our visit in just a few days. Sadly, the day we chose saw a rare snowfall in Western Washington and the roof could not be seen. We needed to reschedule and we were able to do that within 48 hours. That put us up against the very end of our contract window so Tom finished the report that day and emailed it to us in time for us to respond. That's responsiveness! The report was very thorough with descriptive text and clear, detailed photos of the problem areas. There were some surprises in there - but that's why you get these, right? Included in Tom's report were serial numbers of all of the appliances in the home and even a recall check of these items. The work we need to do on the house is very clear and we're in the process of lining that up. This report will make it easy to describe to a contractor what we want done and should save us some money on that work in the long run. I would not hesitate to use Watermeade and Tom again in the future and I would recommend his services to anyone.
