Did not inspect the HVAC system.
Missed termite damage.
Did not do a complete plumbing inspection.
A simple test of the hot water would have revealed, a serious plumbing leak.
In the weeks after the inspection, I have continued to examine the home.
A contractor while considering a bid for services found the termite damage.
Today I tried to start the Hvac system with no luck, there is no fuel in the back up system so it could not have been tested and no mention was made on the system, other than, it had not been serviced recently
When I tested the hot water today, one faucet was not producing hot water because it was turned off because of a serious leak.
While I had planned some remodeling, the above failures in notification to me, or anyone, seriously question the quality and usefulness of his inspection.
On at least two of the above items I asked specifically about what he would do, and he failed on both his inspection of the roof and HVAC, I also asked about insect and termite inspection and this was missed.
Who knows what else I will find, that he should have found as part of his inspection.
We were very happy with Mr. Stamp's reports on the first two homes we bid on. As a result of his inspections and written reports we did not purchase the first two houses we bid on. The homes needed more repairs than we were willing to make or conditions that would be expensive to correct. When Mr. Stamp arrived at the third house we bid on, he had a man with him that he said he was training. We did not follow them around the house as they performed the inspection. We received our written report which detailed items that needed to be corrected but, nothing that we felt was a deal breaker. The report did not mention that the crawlspace showed evidence of seasonal water intrusion. The homeowner's declaration did not disclose seasonal water in the crawlspace. Mr. Stamp really missed it this time. We purchased the house in July, 2012. In December 2012 we entered our walk in crawlspace to find one and a half to two inches of water in a section of the crawlspace directly below the furnace air intake. We find that the water comes into the crawlspace after several days of continuous rains. We contacted a well known waterproofing company to investigate how we might correct this problem. The cheapest remedy in their tool kit was $5,000. That would be for trenching and placement of a gravity sump inside the crawlspace. As of today August 2014, my husband and I have spent most of our summer constructing two 25 foot french drains in our front yard.
Mr. Stamp's failure to identify this seasonal water problem in his report has cost us a lot of stress, time and money.
The alternate inspector arrived on time and we stayed out of his way during the inspection, not interfering or getting in his way but being available for whatever he wanted to tell us or show us during the inspection. During the inspection he did find some evidence of siding failure. He also found a sump pump in the crawlspace which he told us about, stating (as best as I can remember) that it and quot;was functioning as intended.and quot; He left us with the impression that the level of water collecting in the crawl space was not that significant and that it would be higher during the winter and spring due to our rains and probably would dry up completely during our drier summers here.
The report was delivered to us promptly a day later. When we read the report there were several items missing on the report that the inspector had specifically pointed out to us during the inspection. My understanding was that if something was significant enough to show the potential home owner during the inspection, that finding would be included in the report. The initial report was also missing the diagram referenced in the report, showing the locations of various faults or findings identified during the inspection. So we contacted the inspector via email to ask for clarification on those findings that were verbally discussed with us during the inspection but were missing from the written report. We also asked to receive the annotated diagram showing general locations of faults or discrepancies noted.
We received a revised report two days later addressing some of our concerns. However, the inspector was unable or unwilling to specifically identify that we had LP siding on this house, even though that was a specific concern or request that we communicated to Cameo when we scheduled the inspection. The inspector's reasoning was that since the class action suit over the LP siding was so long ago, there would not be any monies forthcoming from Louisiana Pacific for restitution. My main concern was to know if this home had LP siding since it had such a high failure rate that it was removed from the marketplace. I don't understand why a home inspection would not inform me of such a major deficiency. A home with LP siding is worth less than a home with a different siding so the marketplace acknowledges this issue.
Additionally, when we received the annotated diagram, we were also very surprised to see that the standing water in the crawl space appeared to be covering about a fourth of the entire crawl space area. The extensive size of this standing water area was not identified to us during the inspection nor in the written report. The other concerns or questions we had with the initial report were answered to our satisfaction in the revised report.
We feel that the failure of Cameo Home Inspection Services to address the two issues of the LP siding and the extensive area of the standing water in the home's crawl space during their inspection demonstrates extremely poor quality in both verbal and written communications. We don't feel that we received a very adequate or comprehensive home inspection.

I scrambled to find someone to do the inspection in my place and had hoped Mike would have been able to do the job to your expectations. I am sorry it did not work out that way. This review comes two months after the fact and I would have been happy to re-do the inspection personally had you called. I will still be happy to re-do the inspection if you like at no charge. It is important to note that Mike is not an employee of Cameo, nor was he represented to be an employee. Therefore, the review of him is really not appropriate to be posted here as representing the service provided by Cameo. However, I will ensure he has the opportunity to read the review."
