From a listing found on an Internet site, I contacted the agency to arange a showing. I was told there was another buyer and I needed to place an offer subject to inspection. I completed paperwork to do so and went through "negotiations" with the seller through the broker who was allegedly acting in my interest.
After inspection of the property, I sought a professional inspection by a licensed inspector recommended by my broker. That inspector reported needed repairs to chimney, electrical and roof which were to be made by the seller prior to closing.
A follow-up report indicated repairs had been made and, at closing, receipts for the repairs were presented, BUT I was not allowed access to the property again until after closing AND funding..
After closing, I was told the key to my new home would be left in a flower pot at the John Scott Agency. It was.
Subsequently, I found that none of the repairs had been made in an acceptable manner! In fact, the selling agent's husband had made what little effort was expended in repairing the roof. Contractors who had done electrical and chimney work indicated they had worked according to the selling agent's instructions. However, both agents denied any and all responsibility.
After retaining an attorney to contact the previous owner, who also indicated the agents had managed the alleged repairs, and spending an additional $5,000 as well as a great deal of time, I have been able to correct the substandard work and restore the home to the condition I believed it to be in at purchase time.
I may resell this property in the future, or acquire additional properties in the area but I definitely will not consider any transaction in which this agency has a role.
