I can not find the delete review or modify my review option in Angi. So I would like to rewrite a review. Janes Radiant Heating do guarantees its work. A couple of days after I reported that the boiler was not working after the maintenance service, they sent a technician to check and restart the boiler to make sure it works properly without charging me again.

Be careful with this company. They do not guarantee their work! I called the company to do the maintenance of my heater system. My boiler was working before the service, but after the service, it stopped working (I showed the technician the proof of it; my gas usage history shows a stop exactly after the service). The technician is very nice and tries to help, but he cannot schedule a comeback unless the company approves. He asked me to call the company to explain the situation. The lady who picked up the phone is not patient, rude and does not try to understand customer's situation. The only thing I would like to ask if, are they going to charge me again to come back and check their work because I paid for 2350$ last time. She keeps saying she doesn't know, they will charge me more or not. I listen to her repeat saying the same things 3 times while she does not even allow me to finish my sentences. So, to sum it up, even though they said they guarantee their work, they do not!

We endured nearly three months without heat on our main floor over the winter holidays due to Jane’s faulty system design and complete lack of accountability. Their management showed zero remorse, took no responsibility, and treated us like an inconvenience throughout the whole process. We hired Jane’s to replace our boiler and hot water heater with a combi-boiler. Before the install, both floors of our heating system were fully functional—we only needed a replacement because the old boiler had started leaking. Instead, after a rushed one-day job, our main floor heat stopped working. They left a mess, and Walter, the technician, wasn’t given any time to ensure the system was operational before leaving. For months, they made multiple visits, but each time, they rushed out without confirming if their fixes worked because Walter was never scheduled enough time. Eventually, they shifted blame to a manifold they hadn’t touched, demanding $2K+ for a custom replacement that did nothing to solve the problem. After more impromptu visits - some late at night - they finally fixed the issue by modifying their own faulty design, yet they never followed up to confirm everything was working. Their management made us feel like every issue was our fault. No accountability. No recourse. Just demands for more money. The only employees who seemed to care were Walter and Louise. Jane’s broke our working system, charged us more to “fix” things that weren’t broken, and left us in the cold for months. Easily the worst contractor experience we’ve ever had.

"Our records present a slightly different account of events. The timeline spanned two months, not three, starting around November 18, 2024, and ending on January 17, 2025. When the original boiler was replaced on 12/2 Walter felt the pipes from it heating up. He thought the system was functioning, which would take hours to disprove and no one wants an expensive technician sitting around for hours. He did note there were some follow-up visit items like a pump and a thermostat that couldn't be finished on that initial visit due to incompatibilities between the old and new parts. On 12/10 Walter returned for that follow-up work. What we didn't know at that time was that an old manifold also had issues and the original system pumps were fighting for hot water supply. That couldn't be diagnosed until the boiler replacement work was done. Walter was able to diagnose the original system's design flaw on 12/14 and adjust the pumps to share the flow better. We sent the quote for the manifold work on 12/20. We didn't have homeowner approval until 1/6. The manifold was installed on 1/17. Custom part orders and scheduling of return visits are always challenging that time of year. We are frustrated about it also. Some of the return visits' labor was not billed. That might not have been communicated clearly. We understand the system is now fully operational and apologize for any inconvenience caused."

Disgusting office staff, unprofessional, and disorganized. Very good technicians in the field. The people we sold our home to were threatened by Janes Radiant with a Lien on their new home after 30 days due to non -payment of an Invoice that was not their responsibility. The work done was the addition of a PVC exhaust pipe section added to the system. A two foot section of PVC pipe, Elbow, and Union fitting cost $558.00 and took the installer under an hour to add. Above all of this, however, is the disgusting staff there at Janes who must abide by the toxic culture there--the customer is never right, and they have a very disrespectful tone of voice in every regard to the customer. I must stress, however, that they have very competent and professional technicians who were a delight to work with. I have known Janes Radiant for decades, and had a lot of respect for them, but never engaged with them to have work done. This was a notable and sad encounter in all regards.

Jane’s was definitely cheaper, but I paid the difference in the long run. Mike Jane, the owner, has the reputation with the field service folks of being an “a******.” In fact, there is a lot of backstabbing, eye rolling and other drama among folks there. Mike Johnson was the head of sales for my install. Note: Jane’s puts sales guys as the liaison with customers throughout the work, which create a tough and frustrating game of telephone leading to mistakes, in my case this included wrong piping, wrong radiator, and wrong placement (by nearly 400 feet) of the thermostat. Aaron Adams was the sales person for my repair issues. Last winter, I spent four weeks with my heat plummeting daily. Aaron continued to give me the run around, and even came and unhooked the boiler from the external thermometer as a supposed solution. After four tech visits (two of which they sent Aaron the sales guy for), the last tech said, “wow! I found it. Your whole system was installed incorrectly.” He also said several expletives about the “fix” Aaron had done, which had only exacerbated the issue. Jane didn’t apologize or rebate my exorbitant heat costs (I was at $800+ For that month, an increase of $600 vs typical the previous year). Aaron, Louise, the other lady who works the front desk, Mike Johnson, and Mike Jane have all made more than several debasing comments to the effect of, “well, women don’t know what they are talking about.” I strongly recommend against Jane’s. Their work is poor, their service worse and their company values are downright 1902. Skip on over to Gene Johnson.

We have been having issues with our Boiler heat for a long time. I called and spoke with Matt and I let him know our issues, our heat was going off at night and we were told in the past there was a venting issue also. He immediately arranged the schedule to come the next day. Grant found the issue and fixed it along with the venting issue the other company could not fix after many visits (and could not come for 3 weeks when our heat was going off). If I could give 10 stars I would Grant and Matt are awesome as I'm sure all of their crew is. Customer service and knowledge A++

We have a rental in Bellevue and the heater recently stopped working. Janes has worked on this in the past and so we called them back. That was a mistake. First, they charge $230 just to come out. As hard as that was to swallow I reluctantly agreed because it ain't that warm in Seattle these days. They then charge $170 per hour for labor. Turns out the computer board was the problem. I found this online for $250 from a number of sources. Janes price? Nearly $600. If I get it retail for $250 that much how much do you think they get it for? The problem is this $230 'call' charge compels you not to search out a second opinion as you're already out a bundle. If it were just for myself I would gladly put on a few blankets and send these guys packing, swallowing the $230. But my tenant was already two nights without heat and I was determined not to make it a third so it was with great regret that I approved the work. Total charge, part plus labor was nearly $1,000, all for a part that could be purchased for $250. I'm embarrassed to admit publicly that I gave these scoundrels so much money but if it keeps you from making the same mistake then I do so with my head held high. UPDATE: Barry from The Janes Company reached out to me today re this impasse. Having only just heard about it himself he very kindly offered to re-price this part at the going retail rate of $250 and adjusted the invoice accordingly. That was a man-up move if I ever saw one. As a mentor once told me, it matters not how far one falls, but how high you bounce back from it. Kudos Janes!

They overcharged terribly. They charged $186/hour. They charged me $261 for the thermostat. I went on the web afterwards and found out that I could have bought that for $99. I have no complaints about their work, they're prices are just exorbitant. There was no surprise. They were pretty upfront about it. They were very responsive.

Overall, I had a good experience with this company. They were flexible with my request for an early appointment. The technician arrived a few minutes early. He was able to quickly diagnose the issue, which ended up being air bubbles in my system. He drained the water from the system, adjusted some of the settings, and validated that the water pump was still working properly. He was very polite and my heating system was up and running within an hour and thankfully I didn't have to replace any expensive parts.

My husband and I were considering the purchase of a new home which had an existing radiant heat system. We were completely unfamiliar with this type of a system so we called Janes Infloor Company to ask some basic questions. (We also called the company that originally installed the system, however; they did not return our phone calls nor did they appear to want our business.) At Janes, I spoke to Tom in the Customer Service department several times.My husband and I were very nervous about purchasing a house with such an elaborate heating system. Tom was extremely helpful and courteous and assisted us in learning that this type of heating system can be very efficient. (Janes installed a radiant heat system in one of the large airplane hangers at SEATAC). After several conversations, I scheduled an appointment for one of Janes' service technicians to do an inspection of the system. Tom worked with our tight schedule and was able to schedule this appointment to coincide with the general home inspection. How's that for going above and beyond? Tom sent a technician named Jake to do the inspection. Jake was professional and thorough. My husband and I were overwhelmed by how knowledgeable Jake proved to be. We ended up purchasing the house and have continued to contact Janes with questions. Both Tom and another Janes employee named Mike have answered countless questions regarding the radiant heat system. We have also inquired about replacing our aging water heaters. Janes has assisted us with information about this too. We have scheduled an annual "tune up" with Janes and was able to request Jake be the technician. Over the past 15 months we have enlisted the work of multiple contractors and service providers. We can say with certainty that our experience with Janes Infloor Company has been the best! They really know their product.

Contacted The Janes Company and they said it sounded like condensate build up was preventing ignition. They were able to route a tech from another site to work on the boiler. The tech performed the regular annual maintenance to correct the ignition problem and the boiler returned to service. The tech thought the unit sounded wrong and, after attempting some adjustments, determined the "swirl plate" was eroded. He replaced the part and tuned the unit. The service went well. The tech demonstrated obvious expertise with the equipment and was able to diagnose and fix problems quickly.

The service people who come out are competent and show up when they are supposed to. It takes a couple of weeks to make an appointment. Their customer service is very good. Their pricing is a bit on the higher side but the quality of their work is good.
