We have been providing inspections to consumers in the greater Seattle area for over 20 years. My goal is to help home buyers and sellers avoid the nasty surprises that can accompany the sale and purchase of their homes. Having performed thousands of structural home inspections, I have a good eye for finding defects and hazards and the ability to communicate those issues to you in a positive and professional manner. As a proud member of the American Society of Home Inspectors (ASHI) I make sure that all of my inspections meet or beat the strict standards established by ASHI. Prior to engaging his services I had done a little homework. I read http://homebuying.about.com/od/homeshopping/qt/hirehomeinspect.htm for general tips, and I found that the county government had published some inspection guidelines for renters to use for inspecting a new apartment, which I thought were helpful in judging the result of the inspector's work for my new home. I also read an article from The Art of Manliness called "Keep Your House in Tip-Top Shape: An Incredibly Handy Home Maintenance Checklist" which helped me to know what I should expect the inspector to be checking, based on what usually breaks, wears out or fails in due course.
His comments dealt with the specific condition of the items and areas he found in the flat. He did not give advice about the property's value, as indeed I think he should not. It's his job to inspect critically, but not to pass judgment. The buyer (me) is the judge.
His report was thoroughly detailed, with many notes and closeup pictures of areas he found interesting, including some remarks about the normally expected condition of certain parts of the property given the age of the place.
I am entirely pleased with the results. I recommend Spencer Home Inspection highly.
