Enter GMG Construction. I had bought an Angie's list deal, and after considering two other projects decided to use the deal to finish the exterior of the room (which was covered with roofing shingles)
GMG responded, indicating the work could be done within the labor I had already purchased, plus materials. I am glad I listened to their advice about siding. They recommended, and installed, lapped Hardie siding. The person who did the work clearly had done a lot of siding work before, and he took pains to do a really nice job.
The project went very well, completed in the time estimated.
GMG went above and beyond and carried the siding all the way down to ground level (partly below an existing deck). Additional flashing was installed and they even bolted a corner of the deck that had warped (Not part of the project but a very nice surprise)
And they finished a part of the underside of this room (which spans the stairs to the scary basement).
The siding looks great even though I have not gotten around to painting it. The primer color is pretty close to the paint color we already had.
All that said, it was a great experience and I am looking forward to using GMG for future projects (as I can afford them, aren't old houses just so much fun??)
"We are glad homeowner is happy with the ultimate results. We think a few of the criticisms in the review are unfair. Yes, the job cost more and took longer than estimated but most of the changes that caused that were mandated by the city. And the issue with the roof was caused by a different company, not by us. We resolved the roof issue, at no additional cost to the owner. A long remodel can be pretty stressful. We hope as more time passes the memory of the stress will fade and the enjoyment of beautiful new space will remain."
The job went great. Shannon spent practically the whole week working with me doing carpentry, millwright, laborer, and even a bit of mechanical work. He took on every task and got it done with speed and accuracy. Ballard even came out to help with the mechanical work.
Was so thankful that GMC was so flexible and helped me when I needed the help.
When we returned, the work had been completed but didn't meet our expectation. There are some things contractors should know better.....such as and inch wide stripe of calking does not hide the fact that you didn't align the molding correctly and installing a sink in front of a window the sing drain should be center to the window - not offset as it was. In the end about 80% of the work his team completed had to be redone for one reason or another. We decided to not approached the owner because we believed if we had been home and he had been around to supervise is crew, most of these issues would not have occurred. If I was to ever share with his worker anything, quality does matter to many people they need to complete the work as if it was their home - every day. For us the biggest learning lesson is something everyone should know.....NEVER have contractors in your home when your not there to monitor their progress.
I will point out there were no integrity issues with the workers it was merely their workmanship while unsupervised by us.
The hours needed to complete the job far exceeded the estimate and I was not alerted at the time. Apparently there was a misunderstanding between the description of one of the tasks on the estimate and what I understood it to mean added on top of the actual time needed to perform the task. Regardless, I did not think the cost to me for extra hours was justified and negotiated to pay for only half of those extra hours.
The contractors did a fantastic job at keeping the dust to a minimum inside the house, but because it was November and raining, they had to cut the tile in the garage and did not hang up plastic sheeting to protect the interior from all the dust. Granted its a garage, but the dust was excessive. Everything was coated. The owner did come to clean up garage, but hard to get all that fine dust.
