*TENANTS BEWARE* I am a tenant who is currently moving out from one of the properties Kimberly manages in Kitsap County. We have had several problems with her management style for the two years we have rented the property. We were good tenants, respectful of the property, and paid rent late only one time and that was because of a banking issue on our part. For all those considering renting from this Property Manager, please know that Kimberly and her process of management is very deceptive. For example, we have caught her in several lies and contradictions including entering the premises without notice, denying that the owner was on the property without consent, and not acknowledging when she broke the terms of her own lease. The lease, by the way, is 64 pages long and includes violations such as not be allowed scented candles, not allowing you to place your shoes outside your door, and implements a 250 dollar fine for “Pet Feces DNA Testing” if your pet poops in the yard. In fact, Kimberly seemed generally shocked when we once quoted the lease to her, saying “Well, most my tenants don’t even read the lease.” But trust me, READ THE LEASE in its entirety as she is banking on you not to. She is extremely greedy and really only cares about the bottom line, by her making the most additional money off of tenants by charging as many obscure fees she can from you. For instance, in addition to your rent you will pay pet rent, renter’s insurance, and water fees even if the property has a well. In addition to, if you do not use her preferred insurance and not list her as one of the “insured parties” versus just an “interested party” she will retaliate against you as punishment. Furthermore, she will raise the rent to the maximum the state allows each year, every year, because she can. From 2017 to 2019, our rent increased over 15 percent, verified by a simple Zillow search. Her favorite profit mechanism is late fees, however, as in if rent is not paid by the first of each month, you will be charged the state maximum of 20 percent. We have been consistently charged this late fee even though our lease says we have until the 3rd of each month to pay. Which creates another issue, having to pay rent via her “online portal,” which only will let you pay the entire bill even if it reflects charges that you do not have to pay, that and you are charged additional service fees for using both check and credit/debit card. If you want to use a card, the service fee is 40.00! No Joke! Her service fees have service fees and she will bleed as much money out of you that she can. You will be subjected to bi-annual inspections and maintenance calls that she will schedule for you whether or not it is convenient or whether or not you have minors alone in the house. Her convenience will always take precedence over yours and if you cannot accommodate her, you guessed it, you will be fined! Finally, after properly given her notice of our intent to move, she immediately posted the property online, I mean within a day. We had no idea it was being advertised and when I came home from work to my youngest child home alone she was scared that cars had been coming into our long driveway, one even parking there for several seconds until she turned on the outside light. I had not been able to give my daughter proper notice and create a safety plan before we were bombarded by potential new tenants. When I called Kim, upset that she endangered my children and asked her to change the online advertisement to better protect my family she told me “I don’t have that many characters to use” and that I was “disturbing her personal time.” She also was very unprofessional as she began throwing f-bombs at me mid-conversation and while I admit I threw them back, she initiated them. All in all, if you are an average American struggling to find housing in this market, trust me I sympathize, but this woman will take advantage of your struggle in any way possible for profit and greed. At least you have been warned.
