One of my tenants called early on 8/29 to say that her dining room carpet was soaking wet. I called our insurance company (thinking it was a pipe break) and FOUR men came out to look at the problem (this was just a day or so after our last monsoon, so some were in the area anyway).
Over a period of four days they peeled back the carpeting to the slab foundation, removed drywall to find our piping, including the kitchen wall and adjoining townhome wall, not finding anything at all that would have caused this water. HOWEVER, there were multiple cracks in the dining/living room concrete to indicate the breakage was under the floor.. They quickly cut all carpet and and padding up into removable squares, disposed of them in a few hours. All wallboard, trim, baseboards removed were also disposed of. Water was removed, fans were installed, with one of the younger men calling for that appt. to check on the drying process each day. Fans were removed on Day 4.
