"Thank you for the review. This is a situation that highlights the importance of staying on recurring pest service, especially when rodents have recently intruded into areas of the home. This customer had vent screens repaired by another company before American Crawlspace performed additional exclusion work. Unfortunately they did not stay on our recurring pest service which was offered to them. The exclusion held for three years without rodent intrusion which is fairly impressive given that rodents will actively try to regain entry to previously inhabited areas. The new main culprit ended up being a cantilever where plywood underneath had come unattached. This is a common problem on homes with cantilevers and needs regular monitoring. This would have been noted in our inspection for repair if it had been a problem at the time. If we had been hired to regularly monitor the home, we would have caught this issue soon after it happened and repaired it before pest problems developed. There were also questions about vent screens which had not been inspected for a few years. Though we felt we had performed the exclusion needed back in 2017, we offered a refund of services performed at that time and proposed a discounted price on services to repair any new issues. Our initial pricing for exclusion may have seemed low because we only bid out what needed to be done at the time and did not overcharge for unnecessary measures. After three years of no monitoring, there was further decline in other areas of their home that allowed rodents back in. We are confident, however, that our initial inspection and exclusion was thorough. Unfortunately, they received a quote from another company to perform exclusion and were overcharged for unnecessary items that sounded great on paper but did not help the integrity of their home. We will continue to offer reasonably priced services for thorough pest exclusion and urge all customers to stay on regular service so their homes remain pest free."
"Thank you for choosing to work with us. Dealing with asbestos is an unfortunate reality for many homeowners in the Seattle area. Many older homes still have this dangerous substance hidden in attics and crawl spaces. While our inspectors try to identify possible asbestos hazards at the time of inspection, sometimes it is found by the crew when we start the project. Once identified, the process for dealing with asbestos is fairly straightforward. An asbestos remediation company is contacted by the homeowner and they have the material tested to see if it contains enough asbestos to need remediation (anything over 1%). If needed, the remediation company will remove or encapsulate the asbestos so the environment is safe to be in. Once the asbestos is remediated, our company can continue with the insulation project. If for any reason we are not able to continue the project or the remediation company does part of the scope of our work, we would refund the deposit or the invoice would be adjusted. To be clear, the safety of our employees and customers is our first priority. If a hazardous condition exists, we will always work with the homeowner to resolve the issue so the work can safely continue.
