We used American Crawlspace extensively, dealing with insulation for our attic, crawlspace, and rodent exclusion, for around 8k of work. Our experience went from 5/5, to 1/5, and settled on 3/5. First, the good things. The folks working at American Crawlspace, especially their managers and inspectors, are very nice, thoughtful individuals. Their price is excellent, especially for rodent exclusion, which is 2-3x under what another well rated competitor might charge. Now, our opinion on the not so good parts. The work for rat exclusion had lots of misses - the foundation mesh covers were installed with gaps that were big enough to allow a rat in after installation, and one vent cover was not replaced at all, and other similar issues abounded. Unless you examine all the areas yourself, or hire an inspector to validate, we suspect that similar issues will exist for you. It turned out to be a low quality patch job for the parts that were done. Fast forward to 3 years later, and a rat decided to take advantage of this and enter our home at night, which we recorded on a camera. We got both American Crawlspace, and another company, to identify what needed to be done, and both inspections identified issues and gaps with the exclusion work previously done. The American Crawlspace owners offered a refund on the pest exclusion work at this point, which was a nice thing to do considering that it was past their warranty period. But given that we did this work preventatively, it's sort of like having the mechanic refund your oil change when it turns out used the wrong kind and the engine breaks down. To be fair, they did also offer to review the work again and fix it if we preferred that, but based on an updated analysis of what they thought needed to be done. This might seem reasonable, until we consider that their inspection identified only some of the issues of the more thorough other inspection. In addition, using better quality materials to prevent failures, such as $50 worth of metal flashing, to fix some plywood joints we had previously paid to have secured by them and which had now failed was considered overkill. On offer was essentially what sounded much like another patch job. This brings to mind that old saying fool me once, shame on you, fool me twice, shame on me. For rat exclusion work, we fooled ourselves into believing that it was possible to get good quality work done at a good price. We got exactly what we paid for.

"Thank you for the review. This is a situation that highlights the importance of staying on recurring pest service, especially when rodents have recently intruded into areas of the home. This customer had vent screens repaired by another company before American Crawlspace performed additional exclusion work. Unfortunately they did not stay on our recurring pest service which was offered to them. The exclusion held for three years without rodent intrusion which is fairly impressive given that rodents will actively try to regain entry to previously inhabited areas. The new main culprit ended up being a cantilever where plywood underneath had come unattached. This is a common problem on homes with cantilevers and needs regular monitoring. This would have been noted in our inspection for repair if it had been a problem at the time. If we had been hired to regularly monitor the home, we would have caught this issue soon after it happened and repaired it before pest problems developed. There were also questions about vent screens which had not been inspected for a few years. Though we felt we had performed the exclusion needed back in 2017, we offered a refund of services performed at that time and proposed a discounted price on services to repair any new issues. Our initial pricing for exclusion may have seemed low because we only bid out what needed to be done at the time and did not overcharge for unnecessary measures. After three years of no monitoring, there was further decline in other areas of their home that allowed rodents back in. We are confident, however, that our initial inspection and exclusion was thorough. Unfortunately, they received a quote from another company to perform exclusion and were overcharged for unnecessary items that sounded great on paper but did not help the integrity of their home. We will continue to offer reasonably priced services for thorough pest exclusion and urge all customers to stay on regular service so their homes remain pest free."

Spectacular. Had 2 man crew for 7.5 hrs complete a 1440 + sq foot crawl space. Several years ago rats had tore up insulation and left rat droppings. The crew set up a plastic barrier between the inside closet and outside entrance to contain the debris they hauled out of the crawl space. They vacuumed for residue that had not been taken up by the ground barrier that was rolled up. All debris hauled away to the garbage dump. Crew installed insulated batting per code, laid down ground barrier that was attached to metal nails along all edges, all pipes were strapped with insulation. We would hire again and refer to friends/family this company.

I’d highly recommend American Crawlspace. I thought they did a good job and were excellent with follow-up. Through the exclusion process, there were a couple of vent screens that didn’t get fully sealed. Also, there was a strange issue where a bunch of dust covered the entire first floor of our house after the work in the crawlspace was completed. To this day, we can’t figure out what caused the dust cloud throughout our first floor. That said, American Crawlspace stood by their work and sent professional cleaners to clean the dust and sent a guy to reinforce a couple of vent screens. I thought they did an excellent job.

Nothing but positive things to say. Office staff was very responsive. Estimator / project manager Thaddeus was thorough, informed and provided reasonable advise. Work crew was prompt, courteous and worked hard and quickly to complete job in one day. Owner came out to check on work before crew finished. Afterwards, I noted and reported some minor problems which they quickly responded to and corrected.

Estimate was scheduled fairly quickly, the technician was prompt and efficient in completing the evaluation. Also had no problem returning when some details from the quote needed to be confirmed and revised. Company worked with me to find times for the removal/installation that fit into my schedule. Removal and installation crews were on time, friendly, conscientious and hard working. Both crews did a good job cleaning up after they were done, lead of the removal crew was especially concerned with making sure no mess was left behind. When I check the crawlspace the installation looks well done and it is very clean. I will know more about the installation and material quality over time as I see whether it stays in place. Hoping their pest service shows they care about the interior/exterior of my home rather than how quickly they can arrive and leave. Last company was too superficial in their treatments. One thing they should have done is have a supervisor contact me after completion of the job (or even each phase) and let me know what their crews saw, what specifically they did, how was the condition of the other areas in the crawlspace and if there was anything to pay attention to going forward. Otherwise the crews and office staff were all very easy to work with.

I love this company. Jessica who came out is AMAZING!! Love her. Very knowledgable and easy to work with. On job day, everything went quickly and smoothly. Except the electrical to the sump pump. My house has some difficult electrical. He will come back after the holidays to finish up. I haven't come across such a kind and positive person in my life. He spent more than twice the time he had been paid for. And was very apologetic for the extra time he spent. Very professional and upbeat all the while. I had a couple bids and they saved me a lot on the sump pump. Highly recommend!!!

Initially it seemed to go well. They inspected, gave us an estimate and scheduled the work. The workers came, entered the crawlspace and came out quickly saying there was asbestos in the crawlspace and they couldn't do the work. The person from American Crawlspace who did the inspection said nothing about seeing any asbestos that would interfere with the work. We lost our deposit.

Many older homes still have this dangerous substance hidden in attics and crawl spaces. While our inspectors try to identify possible asbestos hazards at the time of inspection, sometimes it is found by the crew when we start the project. Once identified, the process for dealing with asbestos is fairly straightforward. An asbestos remediation company is contacted by the homeowner and they have the material tested to see if it contains enough asbestos to need remediation (anything over 1%). If needed, the remediation company will remove or encapsulate the asbestos so the environment is safe to be in. Once the asbestos is remediated, our company can continue with the insulation project. If for any reason we are not able to continue the project or the remediation company does part of the scope of our work, we would refund the deposit or the invoice would be adjusted. To be clear, the safety of our employees and customers is our first priority. If a hazardous condition exists, we will always work with the homeowner to resolve the issue so the work can safely continue. They covered the ground with plastic and chased out a rat. However, they left a few very old, dead rats. The deodorizing didn't seem to work well the first time. They returned, removed the old rats, and sprayed with deodorizer again. We'll see if the exclusion and deodorizing worked.

I was extremely pleased with the service I received. Everyone was extremely polite and professional. It took longer than anticipated because the space is so tight, but not once did the men doing the work complain. I was pleased with the amount of communication I received while the work was being done. It has been over a month since the work was completed. The crawl space remains clean, dry and no evidence of any rodents. I absolutely would recommend this company to my friends and family.

Thaddeus, the inspector, was thorough in his assessment for needed work. There was no sales pressure in the least. His bid was not the lowest of our bidders, but felt his knowledgeable expertise was better than other companies contacted. There were three stages to the project. First the clean-out guys. They were punctual on arriving and did a thorough job, including laying of new vapor barrier, digging of trench & creating the sump basin. Next came the rodent inspector. Again pleased with his performance. Thirdly, the team to complete the insulation portion was brought in to wrap things up. This is where problems surfaced. After the job was finished I inspected the crawlspace and discovered the pipe insulation had, basically, not been addressed properly at all. Through Julie, office receptionist, Braden, worker who corrected the problem and Paul, owner who personnally did a final inspection of the job, the project was completed in a very satisfactorily manner. At all times the company cooperated in making sure I was satisfied before completing my final billing. It was obvious the bottom line was doing the job correctly and customer satisfaction. Mistakes happen in life. It's refreshing when a business readily admits doing so and then diligently works to remedy the problem. I have no problem recommending American Crawlspace Cleanouts. Been thinking about possibly redoing our attic insulation at some time in the future. If so, they will be the ones I'll hire for the job.

They came back twice to check on it. The crawlspace was infested with rats and it came to the point that all the insulation had to be removed and all these extermination had to be done. They redid the insulation and they would come and check. We are happy with them. They did what they were supposed to do.

Where do I begin to express my gratitude for Jessica Townsend and American Crawl. First, five stars is NOT a good enough rating for her and this company. Jessica deserves at least ten stars for her responsiveness, her knowledge and expertise AND for providing a fair price and assessment of my crawl space issue. I also hired them to install a new vapor barrier in the crawl space. Because I was in escrow and needed to satisfy an inspection contingency quickly, I reached out to three contractors specializing in drainage to address water in my crawl space and to install the vapor barrier. The quote range provided was laughable - even though all three agreed that I didn't have a drainage issue. You guessed it - American Crawl provided the only fair price and was able to meet my accelerated timeline. As for the drainage issue, Jessica made some suggestions as to what the problem could be. And, bingo! She was spot on - my plumber confirmed it was just a faulty seal on a new toilet that had just been installed. Jessica saved me THOUSANDS of dollars. So would I recommend Jessica Townsend and American Crawl? Absolutely. Without hesitation.

They were very nice to deal with over the phone and they were able to send someone out the same day. Josh came out and took a look around inside the bathroom, our attic crawl space, and around the outside of the house. He determined that we had mud daubers which he described as nomads and said that they would lay one egg per nest, leave the nest and never reuse it. On top of that, he said that they are beneficial insects and usually nonaggressive. He did not charge anything for his time since it was determined that there was nothing that could be done about the situation. We will definitely be calling them again if we ever have another pest situation.
