Only the crawlspace had real damage, we found, with the estimate. We received the estimate for removing all insulation, cleanup, vapor barrier replacement, blocking vermin entrances/exits (this was already done by a previous owner), duct connections repaired, and then ducts wrapped, and then replacing insulation. We were also told that the attic was pretty much fine, no remaining signs of vermin activity, just compacted insulation. The estimate for removal, duct repair and wrapping, and a vapor barrier was approximately $2000.
When escrow was finished, and we had keys, we called Aard to setup a time to get work done. We asked how much of the crawlspace insulation was bad/damaged, and were told around 30%. We, still on the phone, requested that only the bad and damaged insulation be removed/cleaned up, a new vapor barrier put in, the duct connections be repaired, and then ducts wrapped.
The company outsourced by Aard for insulation and cleanup arrived on time. They sat in the truck outside until I noticed they were there and went outside (no knock or doorbell?). They spoke very little English when I was trying to request an invoice of work done and/or to be done. None was ever received. There was nothing for me to even sign acknowledging they showed up and did something, which I think would be important for all parties involved! They removed ALL insulation, against our instructions, did not wrap the or repair the ducts, but we did not realize this at the time (we were inside the house painting and repairing other things, not watching under the house.)
We went into the crawlspace a week later to run network cables throughout the house, and found the unfinished, and flat out wrong, work. We called, and were told another crew was supposed to come out the next day, as though this was what was supposed to happen. The first crew thought another one was coming after them to do the and quot;restand quot;, we were told.
The ducts were then wrapped and repaired the next day as promised.
It took another week of on the phone to come to a compromise about the extra insulation removal. It was a back and forth of nonsense. At first we were told that we told them to do it, then they said our Realtor told them to do it (He had ZERO authority in the matter. He let them inside to look in the attic during escrow, only! He is a real estate agent, many agents quite like to talk, I've found! He probably offered up 5 different scenarios while the guy doing an estimate was there, just to keep talking!), then finally it was a mis-communication on Aard's part to the outsourced company. They asked if we would accept 30% insulation replacement (keep in mind we were only supposed to have around 30% removed). We accepted this as we just wanted to be finished with this company by this point.
We scheduled a time for them to show up. They didn't. I called, and after several call backs by the outsourced insulation company, found that not only were they stuck in traffic, but the truck was in an accident. I know bad things happen sometimes, but that's a little convenient at this point, so I am skeptical. They offered to come any day that week, promptly at 930am, so I chose the next day.
They arrived prior to 930 the next day, but again sat in the truck until I came outside. I told them what areas of the house we wanted the insulation (at least get a bedroom and office insulated).
We were told we would receive an list of work done, with something to sign, for sure this time. We didn't. They left 2-3 hours after arriving, I can't say how long they were there, as they just left without announcement at some point (again, we were working in the house). We checked the work done right away, this time, when we noticed they left, and found it done.
We were mailed an invoice, and we paid with a check via certified mail, and are done with them.
If we're ever in this situation again, we'll go with a dedicated insulation company, regardless of if it's vermin damage repair. The amount of stress and back and forth calling, being told we would be called back by both Aard and the outsourced company, and it not happening half the time, just wasn't worth it. The lack of professionalism especially in regards to records and invoices by the outsourced company was an entirely unnecessary addition to the stress of not knowing how the situation would be fixed.
It's a lesson on our part, too, to get the job in writing, signed by both parties, ahead of time, to ensure they aren't just doing whatever a guy who likes to talk mentions. First time home owner (expensive) lesson.
I have no idea where this job was mis-communicated, as there are so many places of possibilities. Aard's to the outsourced company, the company to it's crew (not much English, again, but did fine when I verbally, and did a generalized pointing to areas we wanted insulated). If we were even just told they don't do partial insulation removal (whether or not it was true, to be honest), we would have simply been mad at ourselves for the misunderstanding. But the back and forth calls and blaming/reasoning just made the entire situation worse. Maybe whoever writes out the jobs remembered the address/real estate agent (he is rather memorable), and wrote down whatever scenario the agent talked about longest.
Overall grade D, rather than F, due to it being an outsourced company through Aard. However, we hired Aard, so they bare the responsibility.
