Todd did an excellent job with our inspection. We met him on Friday and he was already doing the inspection and had actually been to the house for a couple of hours on Thursday. He was friendly and knowledgeable as well as very helpful.

When we arrived, Todd was already on the roof checking it out, and he was very impressive on how fast and efficient he got the rest of the house inspected. He had another employee with him, so they got the inspection done with a written report in a very quick amount of time (under 2 hours) but he did not miss anything that I could see! He was very thorough and honest about repairs, safety concerns, age of house, and provided pictures and expertise to back up his report. As a former contractor, he has a good sense of how much repairs might cost, and what type of expertise we need to employ to get the fixes. I feel that that Todd has a great handle on service and is an excellent subject matter expert when it comes to construction. If I should be in the market again for a home, I will certainly give him a call.

Todd Obergfell (Immaculate Home Inspection) was recommended to me by a couple of people when I was starting the process of buying a new home.
Todd showed up early and got right to work. He was very professional and friendly. The fact that he is contractor and pest inspection certified was a real bonus--knowing that he knew from experience what to look for and could identify and report issues other home inspectors would not. His attention to detail saved me from getting into a Potemkin house (he found many hidden problems beyond the really nice facade of a 'Flip' done by a careless contractor, to include extensiive sub-structure damage caused by an active carpenter ant infestation, among other issues). I passed up on buying that house. Yeah, I spent a few hundred dollars, but the cost of future repairs to that house, had I bought it, could have easily been in the thousands.
Todd brings a laptop, printer, and booklet binder with him so the customer has a professionally bound report right on the spot, then he emails additional photos with explanations and recommendations.
Because of his demonstrated professionalism, I asked him to inspect another house. He did the same thorough job, explaining everything he found and showing me as he was going through. Got the same professional service as the first time and ended up buying a structurally sound house with recommended repairs completed by the sellers.
Todd's inspections gave me a real peace of mind about buying this house and I feel much more educated about what to look for and about general home maintenance.
I will absolutely recommend Immaculate Home Inspection to any friend or family member should they need the same service, and will continue to utilize Todd's services in the coming years.
