I'm thrilled with Impact Property Management! I was a former tenant for many years. As a single father I had some very specific needs in a home and to make it even more difficult I needed something in the highly sought after school district of Lake Stevens! Impact worked tirelessly on my behalf and and got me into the exact home I was looking for! Throughout my rental history they were attentive, friendly and helpful, there were never any issues. When I was ready to buy my own home they helped me all the way through the transition and were truly happy for my family. I refer everyone to Impact, you won't need to look any further!

They are clueless about managing condominiums. Over the last few years Mallorie Hahn and Kaitlin Hamilton have at various times managed our condominium Association. The problem is that neither of them appear to know anything about condominiums and the laws that govern their management, and what is even more troubling is that they do not appear to care. As a result our Association frequently acts in violation of state law and the Association's governing documents, which has resulted in numerous lawsuits brought against them and the Association by owners whose basic needs have not been met. Needless to say under their guidance all but one of the lawsuits was won by those suing the Association, which has cost the Association tens of thousands of dollars.
They are almost completely non-responsive. Despite repeated communications to them on various matters, their typical response is to not respond, and if they do respond it is typically to NOT address  matters that I and other homeowners or renters have brought to their attention, They routinely fail to bother to respond almost all emails and snail mail. As for phone calls to them, they deny talking to owners including me about the matters reported to them by phone
They have more than tripled their fees over a period of about a year for the worst possible service. They truly are the worst of the worst!

We are new to the property management game, and live out of state.  Two prior firms were unable to even fulfill planting a sign, much less completing a lease.  Mike Herman was recommended by an agent that sold our other home in the area.  It was either that he'd succeed or we'd sell the house - it was just too much work.  It's not an easy house, as it's quite small on a large piece of property.  From the initial phone call through the signing, it's been a wonderful experience.  We did have a potential tenant pull out, but Mike made it a non-issue - he just found someone else!  We've been in a lease for a bit now and the first time they deposited lease proceeds into our account, we thought there must be a mistake.  We'd become so used to having to write checks, we forgot this was an income property!  And, it's not just Mike - his office staff are very professional and prompt.  We've had a broken appliance - easy for us and for the tenant.  I hope this relationship continues as long as we own this property.  I just can't imagine going forward without Impact Property Management, Mike Herman and his office.  They have earned our highest recommendation.

Impact is structured well. They have personnel assigned to different aspects of the business including rental listings, maintenance, bookkeeping, and overall management of our properties. They have well defined processes in place for marketing rentals and signing tenants. Their dedicated staff have extensive contractor contacts for dealing with various maintenance items. When specialized or extensive projects come up, they work with us to plan and complete the project within our budget. They are very professional to the tenants and work with them on their concerns. They're property management software used to manage the finances for the investment properties is quite good. 
We enjoy working with Impact and we'll continue to grow our investment property business with them.
