Even though SAI claimed they had experience with geothermal heating systems and would oversee the project, it became apparent that they had no experience with ?vertical? geothermal heating systems and would not be overseeing the project. When drilling the first 200? well, the drilling company struck an artesian. SAI's project supervisor, Randy Norris, was not on site to oversee the well drilling. He was on vacation.
The gushing artesian water spewed for almost 3 days against our 7? high cement retaining wall and cement stairs that lead to Gig Harbor Bay. Due to SAI's failure to request that the drilling company immediately divert the artesian water away from our retaining walls and cement stairs, we encountered erosion damage. The top and middle sections of the cement stairs settled downward into a "bow" shape making the steps irregular and unsafe. Sunset Air never followed up or took responsibility to have the cement stairs repaired. Estimated damage is $25K.
During the installation of the radiant heating system, SAI failed to install the pex tubing according to the manufacturer's
specifications, therefore, voiding the 25-year manufacturer?s warranty. SAI used Mr. Pex for the pex tubing and used Uponor Company for the fittings and manifolds, therefore, voiding both companies' warranties for using different manufacturers' products together. Uponor Company suggests that we inspect the pex tubing heating system annually to make sure there is no electrolysis or corrosion. Estimated annual cost for an inspection is $350. Any maintenance or repairs would be an additional expense since there are no warranties.
In a similar situation, SAI chose to repair rather than replace an accidentally cut section of the pex tubing in the shower floor
without first requesting written permission from the manufacturing company of the pex tubing. The manufacturing company requires ?prior? notification and approval before any repairs are made to make sure the correct materials are used and the repair company is certified to do the repair. Not only did we lose the manufacturer's warranty for the entire radiant heating system, SAI refused to warranty their own repair work. Our homeowner's insurance policy does not cover any damage caused by "construction defects."
