When there was significant water damage from the water heater just before our closing date (Frank had recommended replacing the water heater since it was beyond service life), we wanted Frank to re-inspect the property after the seller did the repairs- Frank was again available at a short notice; he did a thorough, complimentary re-inspection of the repaired/damaged area and pointed out some deficiencies that still needed to be fixed to us. He also provided us with an additional report based on his findings within an hour.
Frank was on time on both occasions, answered all our questions and did a detailed, thorough inspection. We had a great experience working with Frank Olsen and highly recommend him.
He was at the site before time and did an exterior inspection before our arrival. Walked us through all the points he had noticed in his inspection and then started on the interiors.
[I'm writing this review on my wife's account.]
We live in a new construction home and we were nearing the end of our one year builder warranty period and a neighbor recommended getting a home inspection done, so that any issues can be referred to the builder to fix. She also recommended Frank for the home inspection and I'm very happy to have followed her suggestion.
A home inspection for warranty purposes has perhaps a slightly different emphasis from a usual home purchase inspection especially since some very minor things can gradually develop into larger problems. Frank found a number of issues in this category that were missed by the inspector whom we had used while buying the house. Some examples were over-driven nails in the exterior siding that could rust and allow moisture to enter inside, missing paint at lower edges of certain siding corners (I don't know how he spotted this since it is so low to the ground, the builder's warranty coordinator and I spent a good 15 minutes trying to see figure out how he'd taken the photograph in the report --- our guess is that it was with a mirror), improper flashing for gutters that was in turn causing water to enter the crawlspace. Frank did such a thorough job that I couldn't be happier. In addition the web-accessible report made it very easy to turn over to the builders.
Frank was also very clear in communication, very responsive and on time and professional with a same day turn around on the detailed report. Furthermore, seeing how much pride and passion is displayed in his work I have no reservations in giving him the most enthusiastic recommendation!
