USI Custom Outdoor Living is a residential construction company, locally owned and happily serving the Greater Puget Sound since 2009. We pride ourselves not only on the width of services we provide, but also the depth of our designs and quality of our craftsmanship. Our Design Leads and Project Managers expertly and patiently guide all of our customers from start to finish, regardless of how simple or complex the project; we can even provide Permitting Services on any projects that require a permit. Our employees are held to standards that exemplify values that have allowed us to grow into a company you wouldn't hesitate to refer to your neighbor. Customers receive complimentary consultations on their project prior to sale, custom designed project drawings, up to $300 for any referrals, and a hassle free buying experience. We also have exclusive rights to a truly amazing solution for keeping the area underneath your second story deck dry. USI services the Seattle metropolitan area spanning as far North as Bellingham and as far South as Olympia. We can travel as far west as the Pacific coastline and as far east as the Cascade Mountains. These limits pertain to any of our products except Underdecking, which we will service and install in Washington, Oregon, Alaska, and California.

Rob and team came out multiple times and give me ideas, drawings, and verified a number of things. It was good to see the time and thoughts they put into each portion of it. This deck is so very well made that I doubt that I will have any issues for the next 25 years at least. Looking at the neighbors decks, this one is by far the most well architected and built and I am very happy with how it all turned out.
Working with Rob (Graves), Ryan, and Ivan was very easy. The project was "started" in late May 2015, but with the requirement of City of Seattle permits, we had to wait until the end of October to start. The most frustrating part was the length of time it took to get the permits - a full five months...Finally they were able to start - and they promised a 10 day start to end build. In Oct/November we had some very bad weather days, but true to their word in under 10 days, the deck was done. A few more return trips for the glass railing (had frosted glass put in on the sides that took an extra week or so to make, and then a few follow up visits for to check on lighting and leaks in the garage (where the roof had to be removed and USI put in one of their waterproof solutions.
Bottom line is that it is a huge improvement over the old deck and even the roof/ceiling in the garage. I am extremely happy and would highly recommend Rob, Ryan, Ivan and the entire team.

We are currently in dispute with Angie's List regarding its hands-off approach to reviewing and certifying customer reviews."
"Unfortunately, this project did encounter some bumps early on that snowballed. As a company that cares very deeply about quality and customer satisfaction, we feel that we did our best to rectify every complaint and concern here. Ultimately, this customer was left with a quality, finished product that is backed by a great warranty should any issues arise in the future. No one - more than USI - wants for us to operate at 100% customer satisfaction 100% of the time. Every place where we faltered on this project has been addressed internally so we can continue improving as a company for all our current and future customers."
I worked with them long distance to finalize the scope of the job and then flew to Seattle to oversee the process, which required coordinating the scheduling of the work with my trip up as well as with painters who were scheduled to come and paint the new decking and banisters within a day or two afterwards.
They showed up on time and did a superb job on the porch and banisters and replaced rotted wood that was found beneath the porch deck. At one point, they noticed that the wood that was delivered had some flaws in it and they returned it and had it replaced immediately so that the job was still finished on time.
Everyone I dealt with, from the person making appointments to the carpenters doing the work were professional and wonderful to work with. I would hire them again and highly recommend them.

They were easy to work with - very responsive to questions and clarifications to the bid and deck design over email. Scheduling was fairly straightforward as well. I give them a B on price because the price was good - it was very reasonable for the work done and products supplied, but it wasn't an amazing deal- It was on par with other bids we received. I also give them a B for professionalism because we were not told that the actual deck construction would be subcontracted out to a third party. I assumed that there would be a crew of USI employees well supervised performing the work. This was not the case, they subcontracted out to an individual and he performed the work mostly unsupervised. They did check in on him from time to time, as the whole project took about a week. To be clear, the guy actually doing the work did a great a job. I have no issues with the quality and would have him return to do future work if needed. He was a bit of a doofus, but good craftsmanship.
The product is really nice, sturdy and as I said I would definitely reccommend this company . . . . just make sure everyone is on the same page from the beginning.
"This review came as a complete shock for the following reasons: 1. We started on the decks as it was an emergency they receive repairs. The agreement was initially made on good word alone until a contract could be drawn up so that the homeowners would stop threatening to sue [member name removed] (the reviewer). We continued working even though, numerous times, she had to meet with the board in order to even let us know whether or not we would be paid for the work we were doing. 2. We agreed to work on the emergency decks in the winter. We told her doing so would lead to delays that we have no control over, as waterproofing requires several days of dry weather to apply. She said she understood. 3. We never received a proper point of contact at the management company to coordinate payment, paperwork, ANYTHING with. When we did, they told us numerous times that they did not even know why we were working out there. They were not contacted by the homeowners/board/[member name removed] or anyone about any work being done. That management company was fired by the board in the middle of the project, so the whole board meeting process had to start all over again with the hiring of the new management company - resulting in more delays. 4. [member name removed] had personal issues arise during the project. As our only point of contact, work had to be halted until she was reachable again. We completed all the work, which ended up being way above and beyond the original request (just re-coating the existing decks). It turned into completely removing and replacing all the decks. All of our employees were available to take calls and to answer any tenants’ concerns, even late into the night. We completely finished the project that we were contracted to do. 5. Our final invoice took 8 weeks to get paid for after we had finished, during which time there were no concerns or problems brought to our attention. [member name removed] was always very pleasant and appreciative of our work, and at no point conveyed to us that she was disappointed or upset with any part of the process. Please adjust this review accordingly."
The two-man team showed up when they said they would and worked all day and half of the next to get it installed. It looks great! I was going to go for a more expensive tone that would complement our house color, but the gentleman that did the estimate thought plan white would play up the trim color while brightening the hot tub area. We have only one small porch light back there, plus the light in the hot tub, plus being surrounded by woods but the white ceiling does indeed make it feel more open and bright!
We had one small leak where they joined the ceiling gutters into the existing downspout, and when I called to see what the best product to apply would be they wouldn't hear of me fixing it by myself and sent someone out the next day.
