Three Keys Property Management is a property management company operating in all of the counties in the greater Puget Sound area, specializing in full-service property management. Our staff is comprised of professionals who have been working in the industry for many years and whose breadth of expertise is quite extensive. Our parent company, Top Floor Real Estate, is a marketing and sales real estate brokerage that was formed by award-winning brokers who had been with larger national brokerages for many years. Since the founding of Top Floor, the brokers have been able to adopt many of the latest and greatest technologies. As a result, their listings sell more quickly and the process with their clients has become more convenient and efficient. The owner/principal of 3KEYS is Larry Mandel. He also owns Top Floor Real Estate and has spent many years in the real estate industry, winning awards for sales achievement, voted by the a local community as Best of Real Estate, and voted by the Seattle community as Best in Client Satisfaction, year after year. Larry has mentored many agents new to the industry and has an outstanding reputation among his peers. He personally oversees all contracts, policies, and procedures, and works to educate 3KEYS personnel on how to provide excellent service to our clients.

Larry, Lissy, and the whole team have been amazing right from the beginning. They've been taking care of everything from getting/retaining tenants, scheduling and working with contractors for repairs, regular walkthroughs to ensure the tenants are taking care of the place. They have been really good about managing the correct rent cost based on fair market and we've only have a few short periods without tenants the entire time it's been managed by them. I would definitely recommend them for anyone looking for a rental management company.

The team at 3 Keys haa taken great care of 3 properties for me over the last 4 years. They have found great tenants and kept my properties rented almost continually. We have been working with them since April of this year. They have been very friendly and professional. Responsiveness has been excellent. Larry found a great tenant very quickly. Since then, I have been working mostly with Trevor who is very conscientious and thorough. We lived in this home for 17 years before renting it, and I truly believe it is in good hands with him. Lizzy and her office staff are amazing as well. The monthly report is complete, accurate, and on time every month. And all the staff at 3 Keys has been very patient with all our questions as new landlords. I highly recommend 3 Keys to anyone looking for a property manager.

It could not have gone more smoothly - from beginning to end. At the last minute, we made the decision to rent our house out while we traveled out of the country. Larry and team jumped in, got us ready, and secured a tenant within days. We received prompt monthly financial reports and the house was in tip-top shape when we returned.

Three Keys took care of our property, included tenant screening, collecting rents and dealing with maintenance issues when needed, which allow us to pursue our lives and careers without having to worry about our place back in Redmond. Three Keys Property Management Company has done an outstanding job managing our condo in Seattle for the past two years. They (in particular Trevor) has taken care of multiple small issues with repairs in a prompt and efficient manner. Further our condo board, while well intentioned, can be a little bit noisy about staying on top of details, and we have never heard a peep of complaint in any of the directions (tenant, board, 3 Keys). This means, while we live out of state, beyond forwarding the odd email, we have never had to worry about our condo in any way.

Larry and his team are excellent. Not only is Three Keys very affordable compared to many other Seattle area property managers they are extremely responsive. Larry was able to rent out my single family open in only a few days while over the July 4th holiday and for a much better price then I was doing by myself.

If you're reading this review, then you might be in the same position I was in 2+ years ago, trying to find the perfect property management company on the seattle eastside. I was looking for a company that was excellent at communication, easy to work with, friendly, proactive, direct and had a strong team that I could entrust with my property. I got all that, and more, with Three Keys. They are beyond incredible, and have surpassed all my expectations. The process started early. Larry and his associates visited the house before we moved and made suggestions for repair and yard work. Larry was able to find contractors to clean, prepare, show, and sign a lease within two weeks.

My sister and I began working with Three Keys when we were getting close to renting our house in Seattle. Larry and the rest of the Three Keys staff were incredibly helpful in guiding us on exactly what we needed to do to get the house ready--and they rented the property for us almost immediately. We soon had a major problem caused by poor work done by a contractor, and because of the extensive damage to the house the tenants broke the lease and moved out. It was a very difficult period, mitigated by the kindness Three Keys showed us. What got us through this stressful situation was Three Keys advising us, and even taking on a lot of the oversight of the repair process despite the fact that the house was vacant for a few months and no money was coming in. We already appreciated working with Three Keys, but after that there was no question we were committed to working with them--and as soon as the repairs had been completed, they again found tenants for us instantly. I feel like I know everyone there even though I've never met most in person--all communications about the house are prompt and professional, yet warm and personal. I have no reservations about recommending Three Keys in all respects.
