Our real estate agent suggested three different inspectors and we chose Tim Pierick. Our original inspection date was to be September, 2012, but, due to HUD’s lack of communication on a clouded title, we decided against a pre-closing inspection. After EIGHT extensions, we finally closed in early January. Sure, ask me to review HUD, just ask me.   After we closed on the HUD-owned house and had power and water restored (the house had been vacant two or three years), I called Tim who gave us a choice of four different days to do the inspection. We had an FHA/bank work order to complete and wanted confirmation that everything that needed to be done was listed.   Tim not only discovered that HUD’s original inspector was wrong in one area (saving us almost three thousand dollars on the work order) but there were three leaks under the house that HUD’s inspector missed. That’s because the HUD inspector didn’t crawl under the house. Tim did and took lots of pictures.   We were in the house during the three-hour inspection. One of us has experience building and remodeling houses so we had a few pretty-detailed questions. Tim answered any questions we had but mostly just kept working.   We would recommend Tim to anyone…and we may even have him back in three years after we’ve made the house our home.

The inspector did a very poor job.  He failed to find several fairly obvious things including the fact that there were two wall heaters missing behind grills.  He failed to notice that the water to the outside of the house did not come on when the valve was opened.  He was very talkative and did not pay a lot of attention to what he was doing.  Failed to notice that there had been extensive water damage in the past and that plumbing had been replaced and that dry wall had been replaced.  Overall we were very disappointed with his work and lack of attention to detail.  His slipshod approach cost us a lot of money that was avoidable.  We would never use him again nor would we recommend him to anyone.

I purchased this property and ended up hiring a contractor who asked for the inspection booklet and he proceeded to go through the house fixing items that were outlined in the booklet. I also hired Orkin pest services to come into the home and take care of traps the inspector had made me aware of in my crawl space, he had indicated there were droppings and evidence of rhodents but none visible. Orkin found an old dead rhodent, reset traps, and contractor put all new crawl space screening in which had been compromised (contractor showed it was all loose). The county checked the well water and pressure of the water in my residence which also complied with highlited issue in the report regarding making sure water pressure was correct. The contractor noted that the photo of the sump pump under the house and bucket did not match what exhisted in this home. Contractor replaced both and provided me with the bucket which did not match the photo at all. Contractor noted that the photo of the leaky plumbing under sink did not match any plumbing under any sink in the home, nor could he find that particular leak, another one with a spritzer was matched up. Contractor replaced venting from bathroom vents, venting did not match the photo's provided by the inspector. Inspector did identify delaminated roof boards and potential contamination of insulation, both were replaced by roofing and siding contractors. Overall most of the items were good and matched, however I wonder if inspector used someone elses electronic report copy and made mistakes along the way including putting the wrong pictures in the book. For $300.00 for 3 hours I expect very good work (at $100.00 per hour). Although gentleman is very nice, I expected an accurate and complete report for the money. Writing me a letter and explaining what obligation the inspector is responsible for is not finding my photos or explaining why he didn't identify the old rhodent in the trap in the crawl space to begin with - althrough it would not have made a difference(which is a stand up crawl).
