Gerlach Construction, Inc. is a residential remodeling and service work company. Since its incorporation in 1993, Gerlach Construction has been involved in a wide variety of projects and services for the homeowner. Projects range from complete home “make overs” and additions to modest bathrooms remodels or from refurbishing a staircase to removing and repairing dry rot damage or pest infestation. We work from the design, plans and/or specifications provided by the owner when available. If no plans or specifications are available we are ready to assist in developing the scope of work for the project. Whether it is simply including line items and notations in a service agreement or bring in designers and planners for larger projects we can accommodate needs of the job. The principal, Dave Gerlach, two employees and a part time bookkeeper are the core of the business. Rarely is the company involved in more than one project at any given time. Depending upon the size of the project most of the work is done “in house” with subcontractors brought in for specialized trades or as required by law and code compliance. Gerlach Construction is licensed and bonded in Washington State, registration number GERLACI077BH. It is licensed with most local municipalities and it will secure any licensing required by the job location. Most projects are done on a Cost Plus a Fee basis. Cost includes all the necessary expenses and overhead required to complete the project plus a fee based on a percentage of the costs incurred. A Stipulated Sum, fixed price, agreement is an option for some projects. There is no charge for an initial consultation. Fees for consulting, administrating, designing and quoting may apply depending on the documentation and the scope of the project. Again, depending on the size of the project I usually ask for the first months receipts as a retainer before any work begins. Then the job is billed on a monthly basis updating the cost incurred and requesting an advance for the next month’s work. Gerlach Construction is a “hands on” construction company. Project management and supervision are performed by the principle and the majority of the work is done by the company. This combination streamlines the building process and keeps the contractor and owner connected throughout the project. It is less likely things will “fall through the cracks” during the job and provides more flexibility when the owner wants to make a change or “the unexpected” happens. Gerlach Construction is a member of the Better Business Bureau, National Association of Home Builders, the Master Builders Association of King and Snohomish County and the Big Dogs of Edmonds chapter of BNI

Work usually includes structural and service changes such as a new floor plan, electrical, plumbing and heating, etc. Additions: I can help you add more space to your home. I am pleased to recommend Gerlach Construction to anybody who seeks a contractor who offers excellent work, integrity, and attention to detail. Dave Gerlach came highly recommended to me and I was not disappointed. Not only did Dave accommodate us living on site, but he worked very well with the other owners in the building as they, too, were naturally impacted by noise, issues of access, and to a minor degree, the dust and dirt. Dave works with his nephew and son?a real family operation. And, true to his references, which I checked out completely, each night the job site was picked up, swept and all tools put away. When asked about this and he said the job just gets going faster in the morning if everybody walks into a cleaned up site. After the job he was right on any problems that came up and birddogging the subs to come and fix things, i.e., a faulty thermostat and carpet issue. Finally, let me say, I have built two architect designed houses and done 3 remodels?Dave is the best contractor I have ever worked with.
Description of Work: Our project was the remodel of a 2 story condo that involved gutting the first floor living area and new surfaces and a new bath upstairs. Work on the upstairs was undertaken first so we could move in and ‘camp’ while work went on downstairs. We lived intimately with the project until its completion 3 months later.

Dave Gerlach is the most professional, attentive and capable contractor we have ever worked with. He does it right the first time, keeps the homeowners advised of progress and also, helpfully, suggests things that we may not have thought of. We were doing the work without a designer, so I found his advise invaluable as I worked out my plans. His prep and clean-up are also meticulous. We've worked with Dave on an earlier remodel where we did work with a designer, and that project also went really well. Dave is excellent carpentry, electrical and lighting.
Description of Work: Remodeled kitchen and two bathrooms in our vacation home east of Snoqualmie Summit.

A considerable amount of energy is spent by both parties in “getting to know” each other during the first project and when a “know, like and trust” relationship emerges it streamlines any future project. Another benefit was the experience the client had gained from the previous job. A clear scope of work, timeliness and knowing how a project comes together made it easy to divided up the tasks between the contractor and the client to keep the job on track. The inconvenience of the remote location was minimized by cell phone, the internet and well planned scheduling. This client was a real partner in the project.

After hearing numerous horror stories about remodeling projects, we have to say this one was excellent, and we attribute it all to Dave Gerlach and his team. His insightful planning, integrity, honesty and attention to detail made it happen, and end up with a great remodel done on time. There was never any tension with this project. In fact my wife actually made fresh baked goods from the oven and coffee to show appreciation of Dave and his subcontractors, and to heat the crew up when we were without heat in the work area during December. When you do a remodel and live in the house at the same time, you are and quot;invitingand quot; the contractor to be your guest, and in our case Dave Gerlach and his team where good and quot;visitorsand quot;, and excellent remodelers. We give an unconditional recommendation to anyone considering using Gerlach Construction.
Description of Work: Our project included a remodel of a 1960 ranch home where we had Dave Gerlach remove 22 feet of bearing wall, two masonry fireplaces, install 31 feet of a laminated beam in the attic, replace a furnace with a new heat pump, remove and replace insulation, update and install electrical, and install additional hardwood flooring to match existing 1960 hardwood. Our overall experience was excellent, with key points being: 1) Insightful and constructive planning based on his years of experience, letting us know both early and throughout the project what would look best and satisfy our needs; his low key but to-the-point presentation made you understand the "why" and "how" things should be done; 2) Integrity and easy to work with, Dave being both a skilled professional and a nice guy, and all the subcontractors were the same; 3) Attention to detail, including finding several out-of-code issues due to "handyman improvements" of the previous homeowner, leading to an overall functional and great looking remodel; 4) Safety and cleanliness, with our remodel occuring in the middle of our home between the kitchen end and the other end where our bedrooms were located; he did not cut corners, takes risks, or leave a mess; the work area was cleaned at the end of every day; 5) Cost efficient, with a very competitive bid to begin with, followed by change orders (usually due to code-issue surprises) done only with prior approval and very cost effective; 6) Excellent subcontractors who were of the same mindset and skill level as Dave Gerlach, including a plumber, electrician, hardwood floor installer, HVAC, and insulation contractor.

Dave would not give us a quote. He did not have any samples to choose from, and insisted that we needed to have a detailed plan of what we wanted before he could provide a quote. It was a very frustrating experience, because he also told us that if we chose and purchased our own products he would not take the job. He was rude, unprofessional, and also pushed the use of a designer he works with. He seemed totally helpless without the designer. We knew exactly what we wanted but did not yet know the exact tile and fixtures we wanted to use. It seemed like he was just a manual laborer, and could not do anything besides follow detailed instructions. I would not recommend contacting him for a quote.
Description of Work: We wanted an estimate on a master bath remodel, including removing the old fiberglass shower, replacing with tile, and tiling the floor.

After a positive introduction and exchange about the project I made an appointment for a site visit. Site visits in remodeling are critical not only in reviewing the job, determining its feasibility, talking about the specifications for the job but understanding what the owner want and expects from the services provided. It’s a rare occasion when a quote can be given on a first visit. One of the design features talked about was not possible due to the floor framing of the house and the owners at that time said they wanted to take on part of the project limiting the work to “removing the old fiberglass shower, replacing with tile, and tiling the floor”. It was not a complete remodel we normally do. The project did not need a general contractor to perform the work. Subcontractors are more than capable to perform the task they wanted to have done. The designer I was recommending is a subcontractor who specializes in finished hard surfaces and is an interior designer. She is more than capable to assist in product selections they needed for the project as well as doing the work requested.

Gerlach Construction did not express a desire to come out to the house and look over the work. It was left up to me to describe the work I wanted done. He indicated that he did not think he could do the all work we wanted within our budget. We decided to use another contractor.
Description of Work: I contacted Gerlach Construction about a remodel of our kitchen and baths. We only communicated via e-mail and he looked over some sketches and descriptions I sent of possible options for the remodel.

I was more than happy to review the email and preliminary details of the kitchen remodel. It was evident from the initial contact and given budget I wouldn’t be able to provide the type of service he wanted for the project. I believe I relayed this message to him early on making a site visit unnecessary. As far as the specification for the project we are not a design/build company and in order to generate any kind of project budget sketches and description leaves to many gaps for misinterpretation and presupposition. A well defined plan tailored to the owner saves time and money for all involved in a project. I am willing to come alongside the owner and designer in developing a plan but in this case with no allowance for the type of service.

He did our deck and put in a hot tub, he built some new deck and redid part of the old deck. He set up the hot tub and did some electrical work and hooked it up. He supervised the people who put down the rock work. He made sure everything was done right. He also did work for our kitchen and garage remodel. We've been happy with his work, that's why we keep calling him back. Everything looks great.
