We entered a contract with Michael Lewallen for a major addition. We chose him because his bid was the lowest. Michael Lewallen, after collecting 95% of our money, with only 60% of the project completed, said he underbid the project and basically, at the point we were on our own. He breached our contract. We paid out of pocket six figures, if we hadnâ t our project would have sat, open to the elements. It is money we did not have. It canâ t be blamed on Covid because had it been completed in the contractual 8 months, it would have been done before the pandemic. Also, some of the sub contractors told us they either had a terrible time getting paid, or they didnâ t get paid at all. In order to complete our project, we had to pay the sub contractors out of our pocket, after we had already paid Michael Lewallen for the very same services. We also paid in full any change orders to Lewallen. Much of those monies were kept by Lewallen and then we had to pay again directly to the sub contractor. We talked with two others of his customers, one project sits and the other elderly couple have paid 90% as well and their project is approximately 30% completed. Michael Lewallen underbids, slow walks the projects while billing aggressively each month, and you pay because if you don't, you are afraid he will stop totally. Once he has your money, he shuts down his services. Our project was contractually promised to be completed in eight months. After 15 months, and us begging to get a roof, a garage door, drywall, painting (everything we had already paid for), he pulled the rug out on us. I have had to hire an attorney. Michael is a master salesman. His website is awesome. But it is used to draw in customers, and once you sign a contract, the nightmare begins. If you are even thinking about doing business with him, talk to someone who has signed with him for a project at least six months ago. DO NOT DO BUSINESS WITH MICHAEL LEWALLEN.

"Jim is right about many things in his assessment of the project. There are also some important missing elements. It is true the project got off to a late start, the market was heating up and construction workers were in demand. Once it gets started in earnest Covid hit screwing up everyone schedule. Exacerbating the problem was the bid was done early on and was on the low side (which Jim admitted). With Covid in full swing, construction prices (labor and material) started to rise then skyrocket. We asked for a change order to keep in line with the rising prices, Jim refused. The project was completed with Jim paying for some of the final invoices, we did continue working on the project paying some of the invoices. The completed project by all standards was done with quality and below what it would cost if bid out today. We are now in discussion about some of the expenses. It cannot be emphasized enough that the design was successful and matched the program. The construction was completed by our team and subcontractors. This was a project that got off on the wrong foot and staggered to a finish. Covid and the mayhem of regulations and the rising cost of everything along with a lob bid were not managed correctly. Jim and Susan are very good people who deserved a better showing from us. We have revamped our management to ensure that money and schedule are communicated more precisely. It cannot be emphasized enough the project has been completed with a budget very difficult to duplicate today. Passenger elevator, extensive lighting/electrical, casework, special soundproofing, acoustic windows, extensive tile work, etc."

Lewallen Architecture/Build was professional from Day 1. Their contractors were super friendly and knowledgeable, completing work on time or ahead of schedule. Even when plans got off track due to uncontrollable circumstances such as inspections, they worked quickly to get back on track. Their workmanship is high quality and I am excited for my new master suite retreat. Michael has great visions so even if you're not quite sure what you want, he can help bring ideas to life. I almost wish I had another remodel project so that I could hire them again.

Our experience with Michael started out great but fell apart when we pressed for specific timelines & costs involved. After three months of calls, emails, and face to face meetings, we simply couldn't get a defined timeline or project cost for his completed design plan. We decided to respectfully split ways which resulted in Michael refusing to return our deposit and threatening us via email to send a full service bill. We ended up choosing another architect from this site that is working efficiently.

The clients were repeatably told their budget was 50% of what was required to meet their goals.. Contractors were brought in to evaluate and explain... Much more to the story.."
