First of all, I am not a fan of writing reviews but I would like to recommend this company. (I wrote this into google, but doesn't allow me to write it long.) Pros - High quality of work - lifetime leak free labor warranty - Professionalism/Knowledgeable - Reasonable price, no surprise for additional cost - Indeed care about your house - Responsive Cons - Make you feel expensive but actually not. TL;DR I used this company to rebuild my stucco chimney with James Hardie Board, their job is so amazing and professional. It was not only their job but also the entire process experience was so awesome/transparent. They also guarantee life time leak free labor. Long version of my personal story. Here is a little bit long story how I decided to write up review for this company. Initially, I found this company through "HomeAdvisor" to fix my damaged trim. This company was first company to respond my request and visited my house next day. I got a quote from this company and honestly, felt it is expensive. So, I got another company which offers way cheaper than this company (40% less). So I ended up not using Modern Exterior Solutions. However, The company which I decided to use kept adding cost when they started to fix my trim and eventually ended up with paying more expensive than what I got quote from Modern Exterior Solutions. People might think Modern Exterior Solutions would do same, I also thought similar way to comfort myself after fixing my trim until I actually used this company recently. I start to have quite decent amount of problems in my home recently, and especially I have stucco chimney that were leaking for a couple of years and tried to fix it hard. This stucco chimney leaking was really pain. I hired two roof companies to fix it, caused more leaking and damaged my drywall and due to getting serious, every time rains, I can see dripping my drywall. When I got quote for my trim fix, those two exterior companies were interested in fixing my stucco leaking to replace it with James Hardie Board siding style and the company who offered cheap price of trim offered very cheap price with rebuilding chimney with James Hardie board while Modern Exterior Solutions didn't offer any estimate. Modern Exterior Solutions mentioned that it will get more trouble/expensive if I find chimney company/roofer since this is stucco chimney, normally roofer needs to find another sub-company that can do stucco part. However, at that time, I didn't trust whether I can go with non-chimney company. (Actually I didn't know about it they could do) Eventually I found stucco company as sub-contractor through another roofer and got pretty reasonable estimate from stucco company. Since two companies got involved, roofer started to do ground work to set up properly around chimney area in the roof and started to remove stucco and interesting thing happened to me. Since stucco was removed, stucco company started to raise price with tons of different reasons such as saying that they need to remove further stucco area , additional coat of paint, and etc. (My impression was that they know it might be hard to step back and find another stucco company since some of stucco was removed). Eventually final estimate what I got was 3 times than original bid and became similar price what exterior company offered. (not a Modern Exterior Solutions) After feeling so hopeless, I contacted multiple masonry companies, most of them, they don't deal with stucco, and company which can do stucco repair, waiting queue was so long (2-3 months to get estimate only). One company advised me that I should find exterior/siding company for rebuild chimney option for stucco, not normal chimney/masonry could do in general. After that, I remembered that Modern Exterior Solutions could do the work. I didn't contact the company which fixed my trim because of poor job of their work and changing prices. So I called Modern Exterior Solutions and they responded really quick , visited my house next day and gave estimate with really detail information of work. When I got estimate, I still felt expensive but wanted to give it a try because they guaranteed for lifetime leak free labor warranty and upfront all the additional cost if there is further problem such as replacing one plywood would cost xx$ and this additional cost was really just material cost, doesn't look like labor included even though they mentioned that it is included. (2~3 times cheaper than other companies what I have been used, and I ended up using two plywood more and checked quality of the material and it was high-end quality.) After signing contract, things moved really smoothly step by step. They ordered materials that are needed, installed scaffolding, and 6 people started to remove stucco in a day with careful cut and cleaned those removed stucco at the same time. During removal of stucco, the company started to have conversation regarding to detail style of chimney for my taste. Due to my stucco was not built for normal siding style, there was a little bit difficult to fit siding/trim combination. The company came up with commercial grade custom made galvanized trim style/flashing to fit my structure (which is way more expensive than normal material). After all the detail is finalized, they got all the material and rebuilt chimney(James Hardie siding) in couple of days. The work was fast not because they did low quality job. The work was fast because the company worked really hard, starts to work around 9 am and even over the weekend (I asked them not to come on Sunday but they asked me to allow them to come on Sunday), and their bar is really high. For example, one of employees was not satisfied with the work what Arbri did (who runs this company, do the actual work) for siding (which was good to my eyes still), so they removed all of parts and rebuilt it again. Eventually they finished all the work and painted my chimney and recently there were raining for couple of times and didn't see any leaking so far. During this process, I asked a lot of questions to Arbri through phonecall and in-person for their work and non-work related, he answered really kindly and nicely without avoiding even late time. If necessary, he offered to stop by my home really late time(8~9 pm) to go over the work what they did and how they did. Also whenever I have concern or requests, he addressed all the concern/requests what I have even though that was not part of their contract with minimal costs along the way. For example, I replaced couple plywood in the roof and repaired another wood chimney that were not painted, but they did paint for free during painting rebuilt chimney upon my request. Finally, during this process, I realized that what their offer was really reasonable price not over-price. (even changed my mind that I felt it is actually cheap), and most importantly, I am so satisfied with their thorough high quality of work. This is why I highly recommend this company and I wouldn't find any other company from now on for other exterior projects except Modern Exterior Solutions. Thanks for reading my long story.
