CASCADE APPRAISAL LLC

(Work didnt happen through Angi but providing my experience about the company). 0 out of 5 stars. They dont deserve that one star as well. I had a terrible experience with this company. Their appraisal value is so poor and you see the values are atleast 20% lower in their report. When asked for explanation you will not receive anything but rude answers. My sceanario is extremely bad that not only i was denied a loan but the rates now have gone way up that I cant afford a loan... Stay away from this company. Please dont lose your money. Corporates / Lendors - Please stay away and otherwise you will have disappointed customers. if you are customer centric, stay away from this.

Everything seemed normal until I got a call from the mortgage company that the appraisal came in very low. I asked for and received a copy of the appraisal and was shocked to see the valuation of my house was 20% lower than the appraiser's comparables that were 5 to 8 years older. My house is very well maintained and has been inspected with a rating of excellent. My lot, which has extensive pro landscaping and 9 zone sprinkler system on a green belt in a cul-de-sac was appraised at 40% less than even the recent King County tax assessment. Basically, the appraisal was a real hack job not supported by their own numbers. I'm in the process of filing a value rebuttal with the mortgage company and complaints with the WA DOL and AG.

Patrick G. Dunn was the appraiser on this job. His office was very difficult to deal with in setting up a time for Patrick to come to my home. His office suggested that I simply leave a key for Patrick to let himself into my house when no one was home. When the appointment was set at a time when I could be at home, an appraiser in training came out instead. That individual was not respectful of the personal belongings on the property while taking measurements. When Patrick eventually showed up that day he did more gabbing than actual appraising. He made comments about personal belongings rather than sticking to his job. And any of the additions that were put into the house as improvements by the owner were not taken into consideration by Patrick in his final appraisal. His follow up was slow and he was extremely difficult to deal with. I highly recommend that Patrick and his company not be used for anyone else seeking an appraisal in the Seattle metro area.

APPRAISAL WAS RECEIVED IN A TIMELY FASHION. APPRAISAL WAS ACCURATE AND CONTAINED ALL THE NECESSARY INFORMATION NEEDED TO EVALUATE THE VALUE OF THE HOME.

WE WERE VERY PLEASED WITH CASCADE APPRAISAL. THEY DID EVERYTHING THEY SHOULD HAVE DONE AND WERE QUICK AND PRICED FAIRLY REASONABLE. WE HAVE REFERRED THEM TO OUR FRIENDS AND FAMILY.

I WAS HAPPY WITH THE SERVICE THAT I RECEIVED FROM CASCADE APPRAISAL. THEY WERE ON-TIME, EFFICIENT, BROUGHT ALL THE NECESSARY EQUIPMENT, AND COMPLETED MY APPRAISAL IN A TIMELY MANNER.
