Juan Osegueda

The floor is about 630 sq. ft. and the job originally was to remove and put back original wooden baseboard.  However, I decided to have the wooden baseboard replaced with tile instead which Mr. Osegueda did in stride and did not charge extra.  There was a small area of tiling that I decided needed removal and I was charged an extra $300 for this labor.  So my total for the tiling job came to $2,800.  And as the total cost was $3,000 the drywall ended up being $200 versus the original quote of $250.
Mr. Osegueda and his assistant were punctual, answered phone calls and texts promptly, were courteous and industrious.  They were both very pleasant and friendly to work with.  It took about one week to finish the job and I'm very happy with the final product as it looks exactly as I'd hoped.  However, I believe they could have done a better job sponging off the grout haze as the floor was really very hazy/dusty from grouting.  I know this step is a pain in the neck because it takes a lot of effort to remove those final hazes off the tiles but it's important and the floor would have looked more professional had it been done completely.
Also, on the final day Mr. Osegueda told me I was responsible for removal of all the bags of trash and other detritus left over from the job.  This included several heavy trash bags, plastic buckets filled with broken tiles and thin set bags, etc. and stacks of broken old and new tile.  Basically, a lot of heavy, awkward items needing removal.  I've never had a contractor not remove debris from a job they've done - so that was unexpected.  Fortunately I have an old SUV that I used to transport everything to the landfill.  I also pointed out the grey thin set splotches on my deck left over from where they mixed thin set and cut tile.  Mr. Osegueda hosed it down (my maroon hose was now also mostly grey) and when I explained that water wasn't sufficient because when the deck dried it looked just the same, he assured me he would fix it with yet another hosing.  I'm not entirely sure I was understood every time I spoke with Mr. Osegueda which I decided may be because I have a British accent and English isn't his native tongue.  But he was always very pleasant and seemed like he understood.  However, I've had to clean a lot of cement from garden furniture, door thresholds and sundry other areas it had splashed on and the occasional newly discovered blob.  
So, although I am very happy with my newly tiled floor I would hire someone else who cleaned up after themselves much more thoroughly.

Juan and his men were all amazing!! I wanted my outdated, uninsulated basement to be an apartment for my mother. They did everything - insulation, drywall, painting, kitchen and bathroom install - plus installed a new nice exterior door. The price was much better than anyone else I called- Juan returns my calls immediately- and the work is excellent! Not a drop of paint on my carpet, tiles with beautiful grout, drywall that looks perfect- the finished product is better than I imagined! I will be using him for ALL my home projects. He responds immediately- he calls me, he does great work, he can do lots of different types of things (which my old house needs), he is very polite and patient when I add additional things onto his and quot;to doand quot; list. I got his name from my neighbor and I have already given it to several people.

I have consistently relied on Mr Osegueda for painting and miscellaneous other interior work since 2004, both in my previous and current residence. I have never had or seen a more professional painting job, and like in any other job he and his team have done for me, he is consistently trustworthy, reasonably priced, and professional. He consistently cleaned up at the end of the day, and was as respectful of my family and dogs as I would be myself were the roles reversed. I have referred Mr Osegueda to a variety of neighbors, all of whom shared similar comments on his work. I will only use Mr Osegueda and would highly recommend him to anyone who expects a professional paint job.
