We contracted Colony Realty to sell our home in Sept of 2010. The Realtor, Dave Spence was very eager to list our home since we made a contract on another home in July. After some self research and attempting to sell the home on my own, I decided to use a Realtor for a smoother transaction. The home was listed for 249900 and get got some immediate and positive results including a contract to buy with the clause that the buyers sold their home. The contract stated they would have a homes inspection, etc within 10 days of the contract ratification. Never happened........According to Dave, Their realtor, Lisa Gill was very misleading in her responses and never replied or did things like she said she would. This resulted in an almost 2 month issue of no showings and not even knowing what was going on. Finally mid December, the buyers decided to get an appraisal for the bank. Now mind you, it was well over a month since this was promised to get done. On December 31st, the contingency contract expired, and our family decided to not further this slow process with Lisa Gill and declined her contract extension. As March approached, we had very little activity, the price was reduced 10,000 as the realtor blamed the inactivity on price. This produced some new activity but not much. I felt our realtor essentially stopped trying to sell the house and always blamed it on the price. Our price was very fair and 40,000 cheaper than the same home down the street. Another home went under contract for 220,000 around that time and it was suggested I take a further hit on the price. The realtor did reduce his commission by a half percent when I dropped the price, however his loss of 1200.00 is no comparison to the 10,000 price drop. So March 14th, Dave promptly removed his sign and lockbox and left my key, the same key to the home I trusted him to sell, in a white envelope on the front threshold of my front door at the house he was selling. I personally handed him my key and trusted that he would take care of my property and he leaves the key on the door and sends me a text message where it was. I was not very happy to say the least. If this is how realtors act when things dont work out, this is very disappointing. I did relist the home with Remax, we have had regular showings, sometimes 2-3 a day and one lowball offer that really isnt worth mentioning. Jeanne Albert relisted the property, suggested some changes to help sell and we followed her lead and got it done. Make sure you do research and an eager realtor is no always the best realtor.
