A Safe House Property Inspection is an in-depth visual examination of the structure and major systems of the home. Your home inspection will take 1 to 2 hours depending on the size of the home to insure that there are no post purchase surprises. We employ a team approach on every inspection so you have more eyes working for you. Our job as a home inspectors is analogous to that of a general medical practitioner finding something wrong with their patient, and then recommending a specialist if one is needed. If the home has issues that need to be handled prior to the sale we will be able to let you know what needs to be done.

Trusting this company with our home inspection was one of the most costly mistakes we’ve made. We purchased our home sight unseen due to a military relocation and relied heavily on the inspection to give us an accurate picture of the property’s condition. Unfortunately, the report was far from reliable. The roof was described as entering the second third of its life, estimated as a 30-year roof. In reality, it’s a 20-year roof that is over 29 years old, visibly failing, and now needs a full $20,000 replacement—something that should have been caught. In addition, electrical issues were missed that ended up costing us several thousand dollars out of pocket. To make matters worse, there were obvious mold and water issues in one of the bathrooms that were clear from the moment we moved in. We tried to work with the company afterward, but they offered no accountability or willingness to help. The entire experience has been extremely disappointing and has burdened our family with unexpected expenses we should have been able to avoid. The whole point of a home inspection is to provide peace of mind and help buyers make informed decisions. Sadly, that was not our experience. I would strongly recommend looking elsewhere if you’re hoping for a thorough and trustworthy inspection.

We bought our home in November 2018 and Safe House did a great job locating visible issues and providing clear descriptions and photos as other reviewers have mentioned. Now that we are a year out I would like to note that what I appreciated most about Safe House is that they have connections with a variety of vendors and those connections come in handy. We had a leak that wasn't noticeable until it rained hard. The repairs took months and were extensive and we were able to recoup funds through using the five-year roof leak guarantee that they provide. We were extremely grateful that we used Safe House for this reason and that they provided this service.

We had an absolutely horrible experience with Safe House. We received an inspection from them in March for a new home that we were buying. One of our realtor friends mentioned that they were a bit overpriced but we figured that if they were the best in the business, we really didn't mind paying extra. From our opinion, the inspection that we received was not thorough. After we bought the house, we found out about an extensive rat infestation in the attic. That's not really Safe House's area of expertise but we'd figured we'd reach out to them because one of the things mentioned to us by the other 2 inspectors that we hired was that the insulation needed to be removed and that this is something that should've been caught by the initial inspectors. We wondered why that wasn't the case and filed a claim for a refund considering that it's supposed to be included in their services. After I filed for a refund, the owner, Troy Pappas called me and was EXTREMELY RUDE. My husband overheard the conversation and was extremely insulted over the way that Troy chose to handle the situation. The issue here is not whether or not they did a complete inspection here, they didn't and Troy admitted that they didn't, the issue is the way that he chose to speak to me. He was belligerent and yelling through the other end of the phone. It is extremely astonishing that a business owner could be so unprofessional. In my opinion, you can save your money and go to someone who is going to be cheaper and more professional in how they deal with you.

The contractors that found the damage were the professionals that we recommended in the home inspection report to assess what type of remediation needed to be performed. The reported noted a rodent presence and areas that needed to be sealed to prevent rodents. If the issue in the report had been addressed prior to closing there would problem. A home inspection is a visual assessment, which is why we recommend specialists at times to determine how extensive the problem may be. Our prices are competitive in this market, and we send out multiple inspectors on every inspection. A number of critical items were missed during the inspection which have cost us thousands of dollars in repairs and a ton of time. They ranged from relatively minor issues like non-functional power outlets to more seriously problems like multiple significant water leaks which had caused visible water damage present during the time of inspection. I reached out to the company and pointed out all of the areas which I believe they missed and the response was defensive and quick to place blame on us, the customer. We hired them to look for things we wouldn't find and when they missed them and we reported it they didn't try to make things right, they just shifted the blame. Very disappointed.

We responded to your feedback, and asked for a copy of your inspection removal addendum which was not offered to us. You did in fact reach out to us 9 months after the inspection to discuss items that you are claiming were readily visible during the inspection. I would still like to review the inspection removal addendum, and continue your discussion. We always try to make things right, but we do you ask for our questions to be answered as well so we can make an informed decision about what happened. Anyone familiar with our reputation knows that we do not shift blame. We are always willing to listen, but we do have questions as well. What a team!  Troy and his team are consummate professionals.  They were on time, checked all components of the house, including the roof, attic and very difficult crawl space.  They explained some issues as they went along.  After the team completed their inspection, they pulled up the pictures that were taken and went through to explain what they had found.  They answered all of my questions as they were going through the pictures in a manner that a layman could understand.  We had the final written report that afternoon.  The report was easy to read and understand.  Color coded so you knew what was a major issue (red), what was something to watch (blue) and what was in good condition (green).  The informaiton in the report coincided with the actual pictures taken.  The report was very thorough.  A week later we had a question regarding the report, sent an email and had an immediate response.  This company is a class act.  I would definitely recommend them to friends and family.  Thank you Troy and team!  We were impressed with your professionalism and expertise!!!

The follow night, a representative called to follow up with the inspection report! An experienced inspector personally called to answer any questions and provide clear explanation of all identified issues. The home was inspected in a variety of categories: interior, exterior, roof, plumbing, electrical, and so on. I am very impressed and HIGHLY recommend.
