Clients are encouraged to accompany the inspector through out the inspection to learn about the property. We offer a variety of inspection services including whole home inspections (for a buyer or seller or a homeowner who wants a home check-up), partial inspections (to address a particular concern), Frame-in (during construction), Chinese Drywall, Infrared scanning, and more. Sessa during inspection of 1360 Debree Avenue, Norfolk, VA on7/10/2012
1.
The roof over the garage needs to be replaced. During inspection, Mr. Sessa did
not even go on roof telling the agent and owner that he
"did not have a ladder high enough." Both men were under
the impression that he would be coming back to inspect. On page 1 of inspection
report under "roof covering" he circled everything: "adequate",
"repair",? leaks seen" and "replace", all of the
options given without even seeing roof. The roof is ?buckling? in the center .
This according to two certified experts. Cost
to replace roof $8,240.
2.Pete Sessa did not open/inspect windows. There are nine windows that need to be
replaced. total $5,950.
3.
Insulation on skylight shaft completely non-existent. Needs replacing - $375.(see attached estimate)
4.
Front bath light/fan/heat lamp. Completely rusted, non-working and full of
water. Missed upon inspection $300.

Main big fan in attic. Rusted, did not work, wood supporting fan visible from
attic in roof completely rotten $675.
6.
Plumbing, specifically when flushing toilets upstairs have serious rattle that
can be heard throughout house.Upon inspection by Master Plumber he was quoted
as saying "This should have been easily detected by home inspector",
pipes not secure in walls. Cost to fix $1,5007.
Insulation under house and in attic grossly under standard.
Mr.
Sessa claims to be such a professional?he
mentioned nothing about "insulation" being way below code, falling
off of the walls and thus effecting air conditioning/heat . From the attached
pictures, one can see that lack of insulation is VERY visible near opening of
attic. Mr. Sessa did not have to climb in rafters to notice. Total $1,835.
well as an encyclopedia of information. He was very willing to share
his knowledge and gave a lot of great tips about how to make
improvements that would prolong the life of different areas of the house
(ie: peel and stick tiles under the vanity to protect wood from
leaks/spills/etc). He was willing to recommended vendors/repairmen that
he's previously worked with and said we were welcome to contact him at any point with
any questions.
We would definitely recommend Pete and his services!
$250.00 it was money well spent due to the fact he found some very expensive builders flaws which in the end were repaired before purchase by the builder. The flaws mentioned might not have been found before the warranties expired. Pete is professional and cares about his clients. My husband and I highly recommend Pete Sessa.
FYI: We also used him to help us find a leak in the ceiling last year he has equipment that saved us a considerable amount of money without the camera we may have had to do a tear out. Again price was very reasonable.
Our rental property is close to our home in Virginia Beach.
