Pat Stack was friendly and because our life situations seemed compatible I overlooked the obvious redflags. I think she just tells people what they want to hear rather than what is reality. First on the sale of my home she wanted to list for nearly 40,000 more than I thought was reasonable. Sure enough, the only offer we received was even 40,000 less than what my gut said. Ironically, she said I was going to lose the sale if I tried to negotiate. I found this odd because she said my house was worth "every penny" of 80,000 (ie 10%) more than offer. The inspection revealed 3 tiny non-code issues and she said I was unreasonable to not take care of. I relented, but what I didn't know was that I was legally required to go thru with the sale and we had not even completed the inspection on house I was purchasing! Well, that inspection came up with dozens of problems of which many were code issues. She said I was being unreasonable to ask for cures. How contradictory! And remember, she was working for me. After the purchase, there were many many more problems with teh house that the inspector should have found. This was an inspector that SHE recommended. Furthermore, when I made the offer on the purchase, which was only 5% less than the asking price, she said I would lose the sale. Funny, they accepted without countering. And - the appraisal came in even less! She claimed to be an expert on the community yet she was clueless regarding the CC&Rs. And lastly, at the closing table , she reniged on the commission amount we had agreed upon. This woman shouldn't be sellling real estate. My advice is to go with your gut! Don't let this woman who advertises that she is "an attorney with an inactive license" bamboozle you too!
