FlatFee Landlord has been a nightmare. In just 9 months, I’ve had 4 different managers (Jose and Paula, then Yuliana, and now Zulema, an assistant with limited authority. Shelly has also tried to help, but no one with real decision-making power ever stepped in. The owner, Mo, remains unresponsive despite repeated attempts to escalate serious issues. They placed a tenant who has not paid rent paid rent in over 4 months, and I’ve been left to clean up the mess alone. Communication is poor, follow-through is nonexistent, and they even advised an illegal lock change-clearly unaware of DC landlord laws. FlatFee doesn’t operate locally in the DMV area, although they pretend to, they avoid accountability, and simply collects fees while leaving you in the dark. Emails go unanswered for days, and virtual assistants are left scrambling with limited to no info. If you're looking for proactive, legal, and reliable property management-run the other way.
Description of Work: As someone with experience in the real estate space, I hired FlatFee Landlord to manage a rental property in Washington, DC. The scope included full-service property management—tenant placement, rent collection, maintenance coordination, inspections, and legal compliance oversight. My goal was to simplify day-to-day responsibilities so I could focus on other priorities, trusting that the property would be handled professionally. Unfortunately, this turned into one of the most frustrating experiences I've had. Despite initial promises of hassle-free management, I was met with repeated miscommunication, inconsistent oversight, and a complete lack of accountability from the leadership team. What should have made my life easier ended up costing me time, money, and peace of mind.

Flat Fee Landlord Review – 3 Years of Frustration and Poor Service I’ve been a customer of Flat Fee Landlord for 3 years, and I can confidently say this has been one of the most frustrating service experiences I’ve had. Throughout the relationship, my requests were regularly ignored, decisions were made about my property without my consent, and communication was consistently poor. They even changed leasing terms without informing me or getting approval — completely disregarding me as the property owner. The previous agent was finally let go, but the replacement hasn’t been any better. Most recently, I was told I needed to send a signed PDF to terminate a lease — but before I even sent anything, they went ahead and terminated the lease without my confirmation. This kind of reckless and disrespectful handling is unacceptable. I would not recommend Flat Fee Landlord to anyone looking for a professional, transparent, or responsive property management company.

This company is absolutely terrible. I signed on with Sam Hesham who promised me great service and explained to me the many benefits of utilizing Flat Fee Landlord’s services. From the start the Tenants ended up calling me, and not flat fee landlord, because they stated they were impossible to get ahold of. I had to schedule many appointments for repairs myself vs Flat Fee Landlord doing as promised in the agreement. The biggest issue was when the tenant moved out. There were multiple issues with the home that needed repair. It has been over 4 weeks and still no one has come and repaired the issues. Austin Schaefer has been a complete nightmare. I have gone weeks without replies and ended up calling Sam Hesham just to get him on the line. He has promised multiple time that contractors will be coming out to fix the issues, only to end up in no shows. I have had to set up multiple repairs myself because they were so impossible to get ahold of. This is absolutely ridiculous, and I am beyond upset and angered at this company and its leaders. I am amazed as to how this company is still in business.

Sam and Quentin were awesome. I was new to the process and stressed out by an externally driven timeline, but they walked me through every step and took the time to answer all of my questions. They were responsive, communicative, professional, and knowledgeable. They helped me price the house right and market it effectively. They helped manage my expectations, and found great tenants at a price I was happy with. Management of the property has been seamless; the company has a user-friendly online portal so that everything is clearly documented and communicated. Sam and Quentin remain very responsive to questions. I would gladly recommend them to any and all!
