The house looks beautiful. The crew was punctual, communicative, and responsive to any questions or concerns we had, and we were extremely happy with both the process and the final result. Willie made sure to keep us informed when there were any issues (more rotted wood than expected), and he went above and beyond by doing the extra work and honoring the budget set in the original contract, despite this problem. We also made a mistake on the paint color (we didn't like it once we saw them start the job), and he and his crew were very responsive and they helped us pick a new color quickly so that we could continue on with the project and not lose any time. We appreciate both their professionalism and their thoroughness and we are so happy they did such a wonderful job on our house!

Everything came out great! Willie was always responsive throughout the process, offered his professional opinion, and gave us just what we were looking for. He worked around my schedule, kept up with our changes, and even came back over a weekend to make sure everything came out exactly as we wanted! I can't recommend his work enough.

Willie Caballero was very responsive to a lot of questions I had, did a great job explaining their process and rationale for pricing, and the crew did quality work quickly and professionally. No BS, no scheduling issues, no subcontractors, no excuses, no surprises, Willie came up with a good plan and estimate and they nailed it. Crew was professional and worked hard, clean, and fast. Zero items on my punch list at the end of the job. Prep work was meticulous and thorough. Clean up was superb. No damage or screw ups. No slop. Not the cheapest nor the most expensive. This is a quality outfit and I will absolutely be calling them again for more.

The work could not have went better. The entire work team was outstanding. They did a great job during the entire process. Caballero Painting Contractors did an excellent job staining and sealing the brand new fence we had installed in our backyard. Willie, the owner, made sure everything was done properly and oversaw the project himself. His attention to detail was outstanding. Everybody in my family and my neighborhood was impressed on how beautiful our fence looks now after staining it. Thank you Willie for explaining everything to us and making sure we had the right color and product for our fence. You are the best!

They did a poor job in all aspects of staining and caulking, but then it became a horrible experience when Willie (Wilford) Caballero threatened to sue me and/or my son and continued to send disturbing voice mails. The project went badly, and then he threatened to sue my son for slander when he tried to voice our complaints before the final payment was made. After payment Willie proceeded to send voice mails and emails threatening lawsuits and attempting to discredit my son. I had to take three weeks to calm down before I wrote this review, I decided I will not let him bully and intimidate me, and I want to warn whoever else he will try to do this to next. It’s a detailed list but the biggest thing is that HE DIDN’T STAIN a big section of the TOWN-HOME. How is that possible?!? He has a no pressure sales pitch but completely changes when he gets your money, he requires 50% down (legal max in VA) and changes attitudes quickly. He talks about how he was raised by strong women which is why he has such respect for me and other single mothers, it's all b.s.. My son and I were there for the initial meeting and Willie definitely knows what he's talking about, but he's not the one that does the work and his crew does not know what they're doing. When you ask Willie questions he gets angry and says you just need to trust him and that he knows what he's doing. I can only describe some of his workers as incompetent. If they are not incompetent then it's even worse because they knowingly tried to take advantage of me by not doing what was agreed to in the contract. Willie does a horrible job of communicating to his workers what is to be done on the job. He told me not talk to his workers, just him, because he's a horse and they are donkeys. Willie also would not itemize the invoice, so all I knew was that I was paying $85/hour for unskilled laborers that will lie to your face. They showed up in an unmarked white van and it took them 84 hours of hand painting (not spraying like Willie said they would) and STILL MISSED A HUGE SECTION. My son asked Ronald the supervisor, after their last day of staining, with me standing next to him and his crew behind him, if he stained the chimney stack on top of the house. He said they stained it twice the first day. My son was there for all their working days, and they did not stain it, but he figured Willie was going to do an inspection and couldn't possibly miss a big section of a town-home that wasn't even stained, A TOWN-HOME!!! My son didn’t tell me because he didn’t want to upset me further. The first picture is from the ground in the rear of home looking up and clearly it wasn't stained, it is not a hard place to inspect. The second picture is from the 3rd floor deck, you can also see the poor job of the actual staining as well as the horrendous caulking in the third picture. I believe the bad stain coloring is because they did not power-wash that section of the siding properly, at least it was discolored after the initial cleaning. There’s plenty more, but he didn’t even look at the home from the ground in the front and back, it’s a TOWN-HOME, there are only two sides! The next pictures are a window by the front door, they did not re-do or caulk over the existing caulking on the top board, stained the edges very poorly, and where they did re-caulk, the caulked over the window's weep hole!!! That's what allows water to escape from the window frame or it sits and goes into the walls of the home. This was the only place my son could start to voice our concerns to Willie before he started threatening to sue us for slander or take my son to court if I'm not going to pay because he said he doesn't need to stand there and listen to my son. It is my home, and I knew we did not want any lawsuits from him and I was scared of him. 9/3/17 50% down 9/5/17: supposed to be first day, they didn't show up and didn't return my call until 1 pm. 9/6/17: Power washing: power washed the home but did not clean up, we received an email from my neighbor requesting I ask the workers to not spread debris all over their property. 9/11/17: 1st day staining 9/14/17: 2nd day staining 9/14/17: Willie did a walk through with me. My son couldn't believe what he missed in his inspection. He had 3 guys come out to clean a few windows add wood putty to a few of the many bee holes. This is why it's not just the crew that Willie hired, but Willie that I don't trust and believe is incompetent or even worse. 9/19/17: Final payment, but before my son paid, because I was out of town, he tried to voice his displeasure. Willie became unhinged and threatened to sue my son for non-payment because he doesn't have to listen to my son. He then sent me a voicemail and email threatening to sue me for slander if negative reviews are written. They did not do a safe job and Willie doesn't carry general liability insurance (not required in VA), they did not stain a large section at all, they did a bad job power washing, horrendous job caulking if they did it at all, poor job staining the edges, did not fill any carpenter bee holes with putty initially, did not repair any corner molding, stained a deck floor my son was replacing, did not cover windows, put enough tarps down, used brushes instead of a stain sprayer, or clean up well (found usual debris, but also a razor blade!). Crew was very good, Explained their work if questions were asked. Ensured that the job was inspected prior to finishing and took care of any areas of concern. Also took care of something that was not expected...but very appreciated.

In our many years of using contractors, most selected from Angie’s List, this is the first time we have had such an unsettling interaction with a contractor. Having previously employed this contractor for siding repair and painting successfully, we had confidence in hiring this company for a task that required using a specialized paint. However, we apparently made a mistake in asking a question of a painter. The worker misunderstood the question. He correctly contacted the owner. The owner drove to the house. He appeared really stressed and angry. He accused us of not trusting his knowledge, skill, and professionalism, as well as doubting his work ethic. Do not ask any question of the workers about the work they are performing because the workers may misunderstand you. In our case, we also asked a question of the owner to try to understand the process. He said that he was the professional, and if we didn't trust him, he would no longer do ANY painting for us. Asking a simple question should not degrade into the customer being threatened, which is how we felt. The painting was completed, but we came away from the experience puzzled and troubled. Painters could have taken more care in completing the job to avoid getting paint on top of rail of deck and other surfaces, or cleaned up more carefully. Bottom line: if you use this company for painting, don't ask the workers anything--instead call the owner and ask him your questions concerning the job.

Excellent, Willi and his crew were thorough, on time and finished ahead of schedule, and very professional. When done, they cleaned up and were careful to check all the work done. Willi cared that I was happy with the work and went through the rooms and outside with me checking all the work completed,.

Very satisfied with the experience. Willie was responsive (actually answers his phone) and Freddie and his helper arrived on schedule, did the difficult of removing 15 years or so of old finish and applied a beautiful final project.

To say i am pleased would be an understatement. The work was superb and the crew was meticulous. We will definitely be hiring them again when work needs to be done. Willie was extremely professional and responsive. He wanted to make certain that we were pleased with the work and took time to build a professional relationship with us. His pricing was more than fair for the quality of the work performed.

Caballero painting painted my home on such short notice and also saved me a ton of money by advising me not to paint the ceiling even though I initially thought that the two different white colors might clash if I didn't. They also went with the original quote that they gave me, even though the production costs went up. I called them on Friday. Willie the business leader drove by and gave me a quote the very next day (Saturday) and by Monday they were finished. The paint color they recommended makes my home look insanely good (Benjamin moores simply white) and I'm really happy that we went with this color.

Willy and his team did a great job for us! They worked in a timely manner, the work they did looks terrific, and the price was reasonable.

Willie and the crew from Caballero Painting painted my house this past Fall and the results are beautiful. The original part of my house was built in 1896 and wood that is 120 years old requires diligence, patience, and ingenuity to paint successfully. The Caballero crew was definitely up to the job. Where others would see problems Willie sees challenges, and he persists until every challenge is met and every problem has a solution. We've been in this house over 20 years and have had it painted 3 times. The other painters I didn't call back but the next time my house needs to be painted you can be sure that my first call will be to Caballero.

The job was very well done. The house was well power washed before painting. The painters arrived every morning around 8am and left around 3pm, cleaning prior to departure. The job took one week. The house was properly power washed prior to painting. It was all hand done by brush or roller including our decks. The paint was custom matched. There were no spills on the roof around the gables nor did I find any spills on the ground. There were several siding pieces that had not been repaired/replaced by the prior contractor. Caballero workers repaired/replaced for a minimal amount of money. Furniture was moved off the decks and put back in place at the end of the job.

We knew we needed to hire Caballero because we had hired them in the past. As always Willie and his team did the job extremely well.
