Do your research and READ THE FINE PRINT before you sign a Ryan Homes contract!! I had to wait over a year for them to build my home after I signed the sales contract and gave them a $20,000 deposit. If you try to get out of the contract they keep your money even if they haven't started building yet. Poor quality construction. Service vans for plumbing, HVAC, and others are in my neighborhood constantly, servicing homes less than 2 years old!! My home is only 2 1/2 years old and I have had several plumbing issues (water lines crossed, hot water issues, water pressure issues), appliances installed incorrectly, air conditioning installed incorrectly, my driveway is crumbling, water is leaking from my lawn and my neighbors lawns into the street, ect. Neighbors have had issues with wood rotting under the floors, electrical issues, and other problems. The homes look nice but it's all put together with 'scotch tape and bubble gum'. The more time that goes by, the more things that I find that were hidden or incomplete  such as 30-40 holes in the drywall above the kitchen cabinets that I couldn't see until I got up there to paint a year after I moved in! Furnace froze up this winter (my 3rd year in the house) and I was told by a service repair man that the systems installed in all the homes was minimum standard quality that was not designed to work at temperatures below freezing for extended periods of time. Everyone in my neighborhood is trying to sell and losing $20K, $30K or more off the purchase price on the re-sales. Buyer beware!!

I wanted to warn those researching the purchase of a Ryan Homes to make sure that you understand that unless otherwise specified, they build your house with the cheapest construction-grade materials regardless of the price you are paying. Since we closed on our house in 2004, we have had to replace the entire HVAC system, patio door, garage door, front door and transom window, counter tops, appliances, etc. When the doors were removed, the contractors found that they had not been properly
supported in the floor. I can only imagine what the next 10 years will reveal about the house but I am not optimistic. Don't get me wrong...I love my house but the longer I live there, the more disgusted with Ryan Homes I become.

Worst experience of our lives; living day-to-day now hoping that the house doesn't reveal any more major problems. If you know little to nothing about new home construction these people will make life miserable for you. If you have experience with this process you have already decided to go another route and aren't reading this. I am not exaggerating, unfortunately. All of the specifics could fill pages and pages. Seriously: do your research and make an informed decision before doing business with this 'company'. 75 to 90 days to put up a house using a lot of unskilled labor being supervised sporadically by a few more experienced personnel- with multiple houses being constructed simultaneously under tight, Ryan Homes-driven timelines. Extremely non proactively communicative supervisors/managers who always use the 'we are really busy' excuse. Almost got divorced at multiple times through this process. Still trying to recover. BEWARE.

From the first interactions with the sales representative to the final walk through, Ryan Homes provided first class service to our family. We were kept informed of any changes to our timeline, due to weather, etc, and we were able to manage our expectations. Our move in date was established and never deviated. Our project manager, Drew, was awesome and conducted our walk through's very professionally and in a very detailed manner. He answered all of our questions and provided advice in areas that were helpful during the first months after moving in. I have recommended Ryan Homes to many of my friends and co- workers and I will continue to do so.
